Fish Creek Exchange
It’s now possible to buy an apartment-style condo or townhome at a new development that’s just a few steps from Fish Creek Provincial Park and an LRT station.
Pre-construction sales for the first phase of Fish Creek Exchange open with the launch of its presentation centre on Saturday at 11 a.m. First possessions are expected to start around autumn 2019.
The 9.5-hectare development on the east end of Shawnee Park marks the Calgary debut for Torontobased Graywood Developments.
The location of Fish Creek Exchange is an attractive, uncommon mix, says Patrick Briscoe, director, development and project management for Graywood.
“The three things that encompass the project are that you have transit right there at your doorstep, you can walk to the train station,” says Briscoe, of what he estimates to be a two-minute walk to the Fish Creek/Lacombe LRT station. “You’re connected to Fish Creek Park, which is right there and has a ton of amenities, and you’re inside an established neighbourhood. All the amenities are there, schools, places of wor- ship, shopping, coffee shops ... it’s really a very unique opportunity.”
The presentation centre is at 99 Shawnee Common, part of the Fish Creek Exchange site. Its regular hours of operation are 2 to 8 p.m. Monday through Friday and noon to 5 p.m. on weekends.
The presentation centre includes two show suites displaying the condo segment of the development. One is a floor plan called Unit B that has one bedroom, one bathroom and a den and measures 691 square feet. The other, Unit E, has two bedrooms, two bathrooms and is 845 square feet.
The first phase of Fish Creek Exchange features a West Coast architectural style and is composed of 100 condos and 42 townhomes.
The condos are split into two buildings, with 47 in one and 53 in the other. They start from the mid-$200,000s, including tax.
Available in 10 floor plans, the condos range from about 600 to 1,300 square feet. There are also six units, dubbed city townhomes, integrated into the first building and three in the second.
The conventional townhomes range from 1,250 to 1,650 square feet. Townhomes start in the high$ 300,000s, including tax.
