With 58 storeys of res­i­den­tial and com­mer­cial space, and stand­ing just over 200 me­tres, the new Vic­to­ria sur le Parc project just might achieve land­mark sta­tus.

“We may have out­done our­selves in that it will re­place our own L/Av­enue de­vel­op­ment as the city’s tallest res­i­den­tial sky­scraper,” said Jean Lan­glois, di­rec­tor of com­mu­ni­ca­tions and mar­ket­ing at Broc­col­ini, the project’s de­vel­oper and builder. “But this is only one of the ways in which the project will be a stand­out.”

Vic­to­ria sur le Parc joins an im­pres­sive list of pres­ti­gious projects by Broc­col­ini. Its edgy ar­chi­tec­ture alone — the work of the renowned Mon­treal firm Béïque Le­gault Thuot Ar­chi­tectes and IBI Group of Toronto — de­serves no­tice. At once sharply an­gu­lar and con­tem­po­rary, yet with a grace­ful slope, its gleam­ing glass sur­faces will re­flect the city around it, all poised on a 10-storey podium that pro­vides of­fice and re­tail space.

THE NEIGH­BOUR­HOOD

The new condo project will over­look Mon­treal’s his­toric Vic­to­ria Square. The 788 St-Jac­ques St. site marks the point at which three neigh­bour­hoods con­verge: the dy­namic down­town core, fi­nan­cial dis­trict, and scenic Old Mon­treal. Res­i­dents will have easy ac­cess to the métro sys­tem and the fa­mous Un­der­ground City via a sub­ter­ranean tun­nel. As well, car-shar­ing ser­vices, bike paths and the Cham­plain Bridge ac­cess ramp are lo­cated fewer than 500 me­tres from the front door.

It will be “sur le parc” es­pe­cially cre­ated. Ly­ing be­tween the condo tower and the Na­tional Bank’s fu­ture head­quar­ters, a ver­dant ur­ban oa­sis will arise and be ac­ces­si­ble to res­i­dents and the pub­lic. It can also be en­joyed from one of the ad­ja­cent ter­races or through the all-glass façade of the lobby. The green theme car­ries in­side, en­hanc­ing the lobby’s ar­chi­tec­ture into which the façade of the orig­i­nal build­ing, dat­ing back to 1905, will be pre­served and in­te­grated.

“This new park alone will make a sub­stan­tial con­tri­bu­tion to the neigh­bour­hood,” Lan­glois said, “while help­ing res­i­dents en­joy a greater sense of con­nec­tion to their sur­round­ings.”

CRE­AT­ING COM­MU­NITY

Res­i­dents will be within easy walk­ing dis­tance of a plethora of restau­rants, shop­ping and en­ter­tain­ment op­tions. But they re­ally needn’t leave the build­ing: the 10-floor podium will con­tain 300,000 square feet filled with spe­cialty shops and bou­tiques, cafés and of­fices. Com­mu­nal seat­ing in­doors and out will in­vite lin­ger­ing and get­ting to know the neigh­bours bet­ter. The aim is to cre­ate an ecosys­tem that, while be­ing self-con­tained, is also open and ac­ces­si­ble to the city be­yond with its unique cul­ture and life­style.

In re­vi­tal­iz­ing a once-va­cant cor­ner, the builder hopes to pay trib­ute to the city of its ori­gin.

“The Broc­col­ini fam­ily has a long tra­di­tion of build­ing for the fu­ture, to en­hance the whole,” Lan­glois said. “They have de­signed Vic­to­ria sur le Parc to be some­thing fu­ture gen­er­a­tions can ap­pre­ci­ate, and take great pride in mak­ing the ex­tra ef­fort to ac­com­plish that.”

CONDO UNITS

The 407 units avail­able will vary in size, with one­and two-bed­room con­dos rang­ing from 488 to 881 square feet. As well, there are pent­houses with be­tween 1,200 to 5,200 square feet of floor space that en­joy spec­tac­u­lar views of down­town Mon­treal, the Old Port and be­yond. Al­most all units fea­ture engi­neered hard­wood floor­ing and pri­vate bal­conies or ter­races. Prices start at $439,000 for a one-bed­room unit and $685,000 for a two-bed­room unit, taxes and park­ing not in­cluded.
