Res­i­den­tial con­struc­tion on farm land rules chang­ing

The Mem­phrem­a­gog MRC, the Com­mis­sion de pro­tec­tion du ter­ri­toire agri­cole du Que­bec Union des pro­duc­teurs agri­coles an agree­ment re­gard­ing ar­ti­cle 59 of the Loi sur la pro­tec­tion du ter­ri­toire et des ac­tivites agri­coles, al­low­ing for a global ap­proach in the han­dling of re­quests for res­i­den­tial us­age in agri­cul­tural zones in the Mem­phrem­a­gog MRC.

In ef­fect, Ar­ti­cle 59 of the law has al­lowed the MRC to de­pose a col­lec­tive re­quest that of­fers them the pos­si­bil­ity to plan, with a per­spec­tive of sus­tain­able de­vel­op­ment of agri­cul­tural ac­tiv­i­ties, res­i­den­tial con­struc­tion in agri­cul­tural zones. The

aim of the re­quest is to as­sure bet­ter pro­tec­tion of agri­cul­tural ac­tiv­i­ties and to es­tab­lish clear reg­u­la­tions re­gard­ing the im­plan­ta­tion of new res­i­dences.

In the ter­ri­tory of the Mem­phrem­a­gog MRC, res­i­den­tial con­struc­tion will be au­tho­rized in the fol­low­ing, de­fined sec­tors: small parcels of de-struc­tured agri­cul­tural land al­ready mostly oc­cu­pied by non-agri­cul­tural within the agri­cul­tural zone where new res­i­dences could be built on land small enough not to de-struc­ture the sur­round­ing agri­cul­tural land (30.5 % of the MRC’S

In the Mem­phrem­a­gog MRC, this rep­re­sents in to­tal a lit­tle more than 700 pos­si­ble new res­i­dences within the per­ma­nent agri­cul­tural zone.

The con­clu­sion of this agree­ment will fa­cil­i­tate the process of cit­i­zens wish­ing to con­struct a new res­i­dence in a sec­tor tar­geted by these ne­go­ti­a­tions. In ef­fect, those in­di­vid­u­als will not have to make an in­di­vid­ual de­mand to the CPTAQ since it will be clearly de­ter­mined in which cases and un­der what con­di­tions it is pos­si­ble to con­struct.
