Company considers whether it can service property before buying
Genesis Land Developments in Calgary plans and develops communities with the intention of fostering connection.
Arnie Stefaniuk, vicepresident of land development for Genesis, says the company was formed in 1991 and the original years were focused on building a land base by acquiring properties to eventually develop.
“We acquire raw land primarily in the Calgary and surrounding area. We buy green field land and we take it through the approval processes and once we get the proper level of approvals in place we begin construction on our communities,” says Stefaniuk.
“So within that approval period we have a vision for each property that’s unique and we try our best to meet our vision and combine it with current guidelines our municipalities have.”
Genesis has been instrumental in launching a number of communities in the Calgary region over the years and continues to expand its reach in the city.
Stefaniuk says the company is getting started with government approval processes after acquiring recent lands. One lot is in southeast Calgary south of the South Health Campus. That includes 350 acres. Also in Rocky View County, just north of the Calgary International Airport, it has 610 acres of land set for development.
Genesis designs communities in a well-thought out fashion that goes beyond simply bricks and mortar. Everything has a function and it’s usually linked to the function of the community.
Genesis develops all the infrastructure for land to get it ready for building. So all the roads, pipes, parks, power and then the lots are subdivided and sold to homebuilders.
