Gen­e­sis lets the land shape de­vel­op­ments

Com­pany con­sid­ers whether it can ser­vice prop­erty be­fore buy­ing

Gen­e­sis Land De­vel­op­ments in Cal­gary plans and de­vel­ops com­mu­ni­ties with the in­ten­tion of fos­ter­ing con­nec­tion.

Arnie Ste­fa­niuk, vi­cepres­i­dent of land de­vel­op­ment for Gen­e­sis, says the com­pany was formed in 1991 and the orig­i­nal years were fo­cused on build­ing a land base by ac­quir­ing prop­er­ties to even­tu­ally de­velop.

“We ac­quire raw land pri­mar­ily in the Cal­gary and sur­round­ing area. We buy green field land and we take it through the ap­proval pro­cesses and once we get the proper level of ap­provals in place we be­gin con­struc­tion on our com­mu­ni­ties,” says Ste­fa­niuk.

“So within that ap­proval pe­riod we have a vi­sion for each prop­erty that’s unique and we try our best to meet our vi­sion and com­bine it with cur­rent guide­lines our mu­nic­i­pal­i­ties have.”

Gen­e­sis has been in­stru­men­tal in launch­ing a num­ber of com­mu­ni­ties in the Cal­gary re­gion over the years and con­tin­ues to ex­pand its reach in the city.

Ste­fa­niuk says the com­pany is get­ting started with gov­ern­ment ap­proval pro­cesses af­ter ac­quir­ing re­cent lands. One lot is in south­east Cal­gary south of the South Health Cam­pus. That in­cludes 350 acres. Also in Rocky View County, just north of the Cal­gary In­ter­na­tional Air­port, it has 610 acres of land set for de­vel­op­ment.

Gen­e­sis de­signs com­mu­ni­ties in a well-thought out fash­ion that goes be­yond sim­ply bricks and mor­tar. Ev­ery­thing has a func­tion and it’s usu­ally linked to the func­tion of the com­mu­nity.

Gen­e­sis de­vel­ops all the in­fra­struc­ture for land to get it ready for build­ing. So all the roads, pipes, parks, power and then the lots are sub­di­vided and sold to home­builders.
