深圳酒店業穩健增長

According to the latest data from Smith Travel Research, Shenzhen's overall hotel industry has performed well in July 2018. The overall hotel room rate stood at RMB 630 per night. There was an annual growth rate of 8.5% (6.4% in July 2017); the average income per room per night was at RMB 551, up 7.7% year-onyear (5% in July 2017). The occupancy rate has edged down slightly to 87.4% (88.1% in July 2017). Additionally, the average room rate of five-star hotels in Shenzhen has gained 8.7% year-on-year in the fourth quarter of last year, against just 6% and 4% annual growth in Guangzhou and Shanghai, respectively.

As far as five-star hotels are concerned, there are currently 92 such hotels in Shenzhen, mainly distributed in Futian District (26) and Luohu District (10), according to Ctrip. Because four other districts—nanshan (20), Yantian (3), Baoan (9) and Longgang (10)—contain a relatively small number of star-rated hotels, they form the edges of the star-rated hotel distribution in Shenzhen. Five-star hotels in Futian have an average room rate per night higher than that of Luohu. At present, the room rate per night in Futian ranges from RMB 577 to 2,386, with the average at RMB 1,078; the room rate per night in Luohu ranges from RMB 500 to 2,280, and the average price is close to RMB 979. Driven by high passenger traffic from both domestic and abroad, as well as the rapid development of the city, the demand for fivestar hotels in Shenzhen is increasing day by day, as is the value of hotel rooms. At the same time, with the gradual diversification of Shenzhen's development, the penetration rate of international and even domestic brand hotels in Shenzhen has also steadily increased. Thanks to the support of the Greater Bay Area Initiative, hotel investment prospects are bright and have received attention from investors and institutions. At the beginning of the year, Japan's wellknown retail brand MUJI successfully entered Shenzhen’s hotel market, opening a 79-room hotel in Futian. The rate per night ranged between RMB 950 and RMB 2,500. The market is closely watching its success and cross-selling retail products under the brand to boost revenue. Their success could be a leading indicator of more new hotels to be built by similar retail brands in the future. Additionally, the market has seen China’s first co-working industry sign a contract with a hotel for using the hotel’s meeting rooms, resulting in a more flexible use of hotel space and raising revenue. With the economy’s continued development, we can expect more cooperation of such enterprises in high-starred hotels within first-tier cities, including this issue’s focus— Shenzhen.

事實上,受惠於來自國內、國外的高旅客流量,以及該城市的高速發展所帶動,深圳五星級酒店的需求與日俱增,大大提升酒店房間的價值。與此同時,隨著深圳市的發展逐步多元化,國際甚至國內品牌酒店在深圳市的滲透率亦穩步上揚中。由於受中央粵港澳大灣區政策所支持,前景亮麗並陸續獲得投資者或機構關注。年初,日本知名零售品牌無印良品,成功進住深圳福田區,開設了一所擁有79間房的酒店,每晚房租為950-2,500元。市場正密切注視其能否成功透過交叉銷售名下品牌的零售商品去提升收入。他們的成功或者可成為日後其他同類知名零售品牌開設酒店新業務的借鏡。另外,市場亦見中國首個共享辦公室,與酒店簽定合約使用酒店內的會議室,更靈活地使用酒店空間和增加收入。預期這類雙羸的合作模式會隨經濟的持續進步,而推廣至更多一線城市的優質酒店內,當中當然包括今期焦點—深圳市星級酒店。
