GST has been a game changer. Post GST, there is no pho­bia to com­mit­ment. One of the big­gest chal­lenges, a de­vel­oper faces is that no cus­tomer was will­ing to lockin a lease ten­ure for more than two to three years.

With GST com­ing in, ev­ery­one has got their own sup­ply chain mapped out which ac­tu­ally en­ables them to go and com­mit in the in­fra­struc­ture bid. It is a big cost and if a ser­vice provider was given an op­tion of op­er­at­ing out of a world class fa­cil­ity where the de­vel­oper grows with him and ware­house re­quire­ments grows with him ei­ther ver­ti­cally or hor­i­zon­tally, ev­ery provider would be happy to stay.

This tax regime has given the push to de­vel­oper to in­vest more in prop­er­ties or parks where one can do quality real-es­tate de­vel­op­ment. The lo­cal state laws do vary from state to state, GST does have an im­pact on the con­struc­tion cost.
