LAND POOL­ING is usu­ally fol­lowed for de­vel­op­ing ur­ban slums. Un­der the process, small parcels of land are as­sem­bled in ur­ban ar­eas or in the out­skirts with­out pay­ing cash com­pen­sa­tion to the own­ers. The owner is al­lot­ted a part of the "de­vel­oped" plot with rights to sell it. The pool­ing author­ity re­tains a por­tion of the as­sem­bled land, uses part of it to de­velop civic ameni­ties like roads, parks and gar­den, and the rest is put for public sale to re­cover the cost of devel­op­ment.
