Vashi build­ing first in the city to get civic body’s nod for re­de­vel­op­ment

VASHI: The path to re­de­vel­op­ment of di­lap­i­dated City and In­dus­trial De­vel­op­ment Cor­po­ra­tion (Cidco)-con­structed build­ings in the city is fi­nally clear with a hous­ing so­ci­ety in Vashi be­com­ing the first build­ing to get the per­mis­sion for re­de­vel­op­ment un­der the new gov­ern­ment no­ti­fi­ca­tion. Akash Co­op­er­a­tive Hous­ing So­ci­ety in Vashi’s Sec­tor 10 ear­lier this week re­ceived the com­mence­ment cer­tifi­cate (CC) from Navi Mum­bai Mu­nic­i­pal Cor­po­ra­tion (NMMC) and will be re­de­vel­oped un­der the new gov­ern­ment no­ti­fi­ca­tion is­sued in Fe­bru­ary.

Mu­nic­i­pal com­mis­sioner Di­nesh Wagh­mare said, “The mu­nic­i­pal cor­po­ra­tion will sanc­tion ap­provals for re­de­vel­op­ment projects as we understand the hard­ships of the res­i­dents and want an early res­o­lu­tion to their prob­lems.”

“Once all the req­ui­site doc­u­ments are sub­mit­ted, we will not take much time to ap­prove them. We will also ap­peal to Cidco to is­sue no-ob­jec­tion cer­tifi­cates (NOCs) to the apart­ments at the ear­li­est, so that there is no de­lay,” said Wagh­mare.

Ashraf Kapdi, sec­re­tary of Akash Hous­ing So­ci­ety, said, “The process for re­de­vel­op­ment had be­gun much ear­lier, but could not progress quickly as some peo­ple had cre­ated hur­dles along the way. Cor­po­ra­tor Kishore Patkar came to our res­cue and en­sured that we got the req­ui­site per­mis­sion.”

He added, “We are grate­ful to Patkar, chief min­is­ter Deven­dra Fadnavis, guardian min­is­ter Ek­nath Shinde and all those who have vir­tu­ally given us a new lease of life.”

Shiv Sena cor­po­ra­tor Kishore Patkar said, “The NMMC will earn crores of ru­pees in rev­enue from the project. It will earn Rs297 crore as de­vel­op­ment charges from Vashi’s Sec­tor 9 it­self. It is a win-win sit­u­a­tion for all.”

The de­ci­sion has given the 12,000-odd fam­i­lies re­sid­ing in Cidco-con­structed di­lap­i­dated build­ings in Airoli, Ghan­soli, Vashi, San­pada and Nerul a ray of hope. Six months af­ter the state gov­ern­ment an­nounced 2.5 FSI for re­de­vel­op­ment of di­lap­i­dated Cidco-con­structed build­ings in Fe­bru­ary, Vashi’s Shrad­dha, Kailash, Ekta, Jai Ma­ha­rash­tra, F-type, Avni and Panchratna hous­ing so­ci­eties, which house around 1,700 res­i­dents, sub­mit­ted their ap­pli­ca­tion for re­de­vel­op­ment. Based on the doc­u­ments they sub­mit­ted, they have been given in-prin­ci­ple ap­provals by the town plan­ning depart­ment in Septem­ber.

“Around 12,000 fam­i­lies — more than 50,000 res­i­dents — will ben­e­fit from re­de­vel­op­ment. It will pro­vide them new, mod­ern and big­ger houses. There will also be ad­di­tional sup­ply of houses for other res­i­dents. This sanc­tion paves the way for all the oth­ers,” said Patkar.

The res­i­dents are elated. Rakesh Pawar a res­i­dent of Ekta So­ci­ety, JN type bldg in Vashi’s Sec­tor 9, said, “We will now get big­ger houses in­stead of the 350 sqft di­lap­i­dated flat we presently live in. The price of our flats will now zoom, as we will now re­side in mod­ern tow­ers with com­plete ameni­ties.”
