BJP MLA Manda Mhatre, who had got the government order for grant of 2.5 FSI for redevelopment of dilapidated Cidco-constructed buildings earlier this year, has now asked the government to increase it to 4. She said the existing FSI is not enough to cover the redevelopment cost.
The demand for additional FSI had been pending for the past 20 years. The lives of those living in poor quality houses built by the City and Industrial Development Corporation (Cidco) are at risk.
Hence, an additional FSI was always highlighted in every election with promises galore.
An FSI is the amount of construction allowed on a particular plot. Higher the FSI, more the number of floors that can be added.
In February, the state government issued the 2.5 % government resolution ( GR) for dangerous and dilapidated Cidcoconstructed buildings which are more than 30 years old.
Mhatre, who is in Nagpur for the winter assembly session, said: “After the chief minister issued the 2.5 FSI GR, many architects and residents who wanted to go in for redevelopment discussed the issue with me.”
She said, “Through the discussions, it became obvious that redevelopment will not be feasi- ble with just 2.5 FSI. I had always asked for more FSI but not many agreed. Now when it was to be practically implemented, they realised that it will not work.”
Mhatre said: “The government’s objective is to provide residents flats with adequate area. However, the developers are not left with much area to exploit commercially after the residents are given their share.”
She said, “Hence, barring the prime areas of Vashi, the developers are not coming forward to take up redevelopment projects in other nodes. The property rates in other nodes are not as much as Vashi and so they will not be able to cover their costs and make decent profit.”
Mhatre said she had appealed to the chief minister on behalf of residents. “I have appealed to the chief minister to amend the 2.5 GR and replace it with 4 FSI to ensure that the people of the city get justice. They have long lived in misery and risked their lives,” she said.
