Grant city 4 FSI to re­vamp old build­ings: Mha­tre to CM

BJP MLA Manda Mha­tre, who had got the gov­ern­ment or­der for grant of 2.5 FSI for re­de­vel­op­ment of di­lap­i­dated Cidco-con­structed build­ings ear­lier this year, has now asked the gov­ern­ment to in­crease it to 4. She said the ex­ist­ing FSI is not enough to cover the re­de­vel­op­ment cost.

The de­mand for ad­di­tional FSI had been pend­ing for the past 20 years. The lives of those liv­ing in poor qual­ity houses built by the City and In­dus­trial De­vel­op­ment Cor­po­ra­tion (Cidco) are at risk.

Hence, an ad­di­tional FSI was al­ways high­lighted in ev­ery elec­tion with prom­ises ga­lore.

An FSI is the amount of con­struc­tion al­lowed on a par­tic­u­lar plot. Higher the FSI, more the num­ber of floors that can be added.

In Fe­bru­ary, the state gov­ern­ment is­sued the 2.5 % gov­ern­ment res­o­lu­tion ( GR) for dan­ger­ous and di­lap­i­dated Cid­co­con­structed build­ings which are more than 30 years old.

Mha­tre, who is in Nag­pur for the win­ter as­sem­bly ses­sion, said: “Af­ter the chief min­is­ter is­sued the 2.5 FSI GR, many ar­chi­tects and res­i­dents who wanted to go in for re­de­vel­op­ment dis­cussed the is­sue with me.”

She said, “Through the dis­cus­sions, it be­came ob­vi­ous that re­de­vel­op­ment will not be feasi- ble with just 2.5 FSI. I had al­ways asked for more FSI but not many agreed. Now when it was to be prac­ti­cally im­ple­mented, they re­alised that it will not work.”

Mha­tre said: “The gov­ern­ment’s ob­jec­tive is to pro­vide res­i­dents flats with ad­e­quate area. How­ever, the de­vel­op­ers are not left with much area to ex­ploit com­mer­cially af­ter the res­i­dents are given their share.”

She said, “Hence, bar­ring the prime ar­eas of Vashi, the de­vel­op­ers are not com­ing for­ward to take up re­de­vel­op­ment projects in other nodes. The property rates in other nodes are not as much as Vashi and so they will not be able to cover their costs and make de­cent profit.”

Mha­tre said she had ap­pealed to the chief min­is­ter on be­half of res­i­dents. “I have ap­pealed to the chief min­is­ter to amend the 2.5 GR and re­place it with 4 FSI to en­sure that the peo­ple of the city get jus­tice. They have long lived in mis­ery and risked their lives,” she said.
