Cidco lease­hold land will be con­verted to free­hold: Mha­tre

The Cidco leased land on which the city of Navi Mumbai has de­vel­oped could soon be con­verted into free­hold land, giv­ing own­er­ship to the res­i­dents of the city.

The project-af­fect peo­ple (PAP) could get trans­fer of de­vel­op­ment rights (TDR) for the 3.75% of land de­ducted from their com­pen­satory 12.5% land by Cidco for pro­vid­ing in­fra­struc­ture.

This and more such an­nounce­ments are ex­pected to be made in the gov­ern­ment res­o­lu­tion that the state gov­ern­ment is ex­pected to is­sue in a month for reg­u­lar­iza­tion of pre-2012 need-based houses of the project-af­fected peo­ple.

The an­nounce­ments were made by Belapur MLA Manda Mha­tre on Thurs­day at a press con­fer­ence.

Mha­tre, who has been fol­low­ing up on the is­sues with the state gov­ern­ment, held a meet­ing with prin­ci­pal sec­re­tary of ur­ban de­vel­op­ment depart­ment Nitin Ka­reer and Cidco vice-chair­man and man­ag­ing di­rec­tor Bhushan Ga­grani on Wed­nes­day.

She has sub­mit­ted 13 points for the reg­u­lar­i­sa­tion of PAP need-based houses.

Speak­ing to me­di­a­per­sons, Mha­tre said, “Cidco has given land on lease in the city for 60 years, of which 40 years are over. The next gen­er­a­tion could face prob­lem if af­ter 20 years the agency asks for its land back.”

She added, “In Au­rangabad, Cidco has given land on free­hold and so there can­not be a dif­fer­ent rule for Navi Mumbai.”

Mha­tre said that Cidco has sent a let­ter to the state gov­ern­ment, ask­ing it to con­vert the lease­hold land to free­hold land. “This will give res­i­dents per­ma­nent own­er­ship of the land on which the build­ings have been built,” she said.

She added, “Cidco had de­ducted 3.75% from the 12.5% land given to PAP for de­vel­op­ing in­fra­struc­ture. I have asked that they be given TDR in lieu of that de­ducted land so that they get the full com­pen­sa­tion promised to them.”

Mha­tre said that the of­fi­cials have asked her to give them more sug­ges­tions from the pub­lic so that they can be in­cor­po­rated in the GR which will be is­sued within a month.

“Res­i­dents can through me or other chan­nels give their sug­ges­tions to the gov­ern­ment on the is­sue at the ear­li­est,” she said.
