Noida Extension offers options in the 2BHK, 3BHK and 4BHK categories. These are in the range of R40 lakh, R60 lakh and above R70 lakh, respectively. There are plenty of villa options to choose from, too. The fastest selling product so far, say brokers, has been the 2BHK option.
K K Setia of In Town company says that villa options available to buyers are Premia - spread over three acres, Airwel - covering five acres and in the Wegman are. The buildings are of sizes 1500 sq ft to 2000 sq ft and are available for R5000 per sq ft and above. Get ready to dish out anything between R75 lakh to R1 crore to become the proud owner of a villa.
There is some movement in the secondary market, too, as some 100 deals have been finalised recently in this category. The Supertech group is charging a transfer fee of R500 for such transactions.
Shalin Singh of Goldmine says that homebuyers with a budget of R40 lakh can take a look at options such as Ajnara’s Le Garden and Gaur City 10. Ajnara offers apartments sized 875 sq ft, 995 sq ft and 1040 sq ft; GC 10 apartments are sized 845 sq ft for a 2BHK, which is available in the flexi payment plan for R38 lakh.A 1470 sq ft 3BHK apartment with a servant room is available for R60 lakh in GC10 while a 1500 sq ft 3BHK apartment is available in Ajnara’s Le Garden for R62 lakh. “Since a 3BHK apartment is available in the tag value of R65 lakh to
R70 lakh in Noida Extension, the trend that we have observed is that buyers tend to prefer a 2BHK unit in the same price in Noida. Therefore, there are less sales observed in the 3BHK segment in Noida Extension. The 2BHK segment is the fastest selling product here.”
In case your budget is R80 lakh and above, you can look at options of 100 sq yard, 150 sq yard and 200 sq yard in Amrapali’s Leisure Valley project. These are all duplex units with expandable rights. This means that there is extra space next to the terrace were a room can be built as and when required. Possession of these villas will start within a year. There are a total of 885 units in this project and company officials claim that all of them have been sold. Some 300-400 villas have been planned in the Dream Valley project but construction has yet to begin over there.

For direct bookings, buyers should make provisions for R5 to R8 lakh extra, Shalin Singh adds.
According to Karishma Handa of 3A World that deals with the Shri Group, a 3135 sq ft, 4BHK apartment is available for around R1 crore while a 2BHK unit of size 1372 sq ft is available for R48 lakh and a 1182 sq ft apartment is available for R40 lakh. These are ground plus 19 floors. Delivery is expected by December 2015.
