Noida Ex­ten­sion of­fers op­tions in the 2BHK, 3BHK and 4BHK cat­e­gories. Th­ese are in the range of R40 lakh, R60 lakh and above R70 lakh, re­spec­tively. There are plenty of villa op­tions to choose from, too. The fastest sell­ing prod­uct so far, say bro­kers, has been the 2BHK op­tion.

K K Se­tia of In Town com­pany says that villa op­tions avail­able to buy­ers are Pre­mia - spread over three acres, Air­wel - cov­er­ing five acres and in the Weg­man are. The build­ings are of sizes 1500 sq ft to 2000 sq ft and are avail­able for R5000 per sq ft and above. Get ready to dish out any­thing be­tween R75 lakh to R1 crore to be­come the proud owner of a villa.

There is some move­ment in the se­condary mar­ket, too, as some 100 deals have been fi­nalised re­cently in this cat­e­gory. The Su­pertech group is charg­ing a trans­fer fee of R500 for such trans­ac­tions.

Shalin Singh of Gold­mine says that home­buy­ers with a bud­get of R40 lakh can take a look at op­tions such as Aj­nara’s Le Gar­den and Gaur City 10. Aj­nara of­fers apart­ments sized 875 sq ft, 995 sq ft and 1040 sq ft; GC 10 apart­ments are sized 845 sq ft for a 2BHK, which is avail­able in the flexi pay­ment plan for R38 lakh.A 1470 sq ft 3BHK apart­ment with a ser­vant room is avail­able for R60 lakh in GC10 while a 1500 sq ft 3BHK apart­ment is avail­able in Aj­nara’s Le Gar­den for R62 lakh. “Since a 3BHK apart­ment is avail­able in the tag value of R65 lakh to

R70 lakh in Noida Ex­ten­sion, the trend that we have ob­served is that buy­ers tend to pre­fer a 2BHK unit in the same price in Noida. There­fore, there are less sales ob­served in the 3BHK seg­ment in Noida Ex­ten­sion. The 2BHK seg­ment is the fastest sell­ing prod­uct here.”

In case your bud­get is R80 lakh and above, you can look at op­tions of 100 sq yard, 150 sq yard and 200 sq yard in Am­ra­pali’s Leisure Val­ley project. Th­ese are all du­plex units with ex­pand­able rights. This means that there is ex­tra space next to the ter­race were a room can be built as and when re­quired. Pos­ses­sion of th­ese vil­las will start within a year. There are a to­tal of 885 units in this project and com­pany of­fi­cials claim that all of them have been sold. Some 300-400 vil­las have been planned in the Dream Val­ley project but con­struc­tion has yet to be­gin over there.

Op­tions are also avail­able in Gaur’s Saun­daryam project. A 1550 sq ft apart­ment is avail­able for R65 lakh to R70 lakh, a 1740 sq ft apart­ment is avail­able for any­thing above R75 lakh, a 1930 sq ft apart­ment is avail­able for R82 lakh, a 2000 sq ft apart­ment is avail­able for R85 to R90 lakh and a 2365 sq ft apart­ment is avail­able for R1 crore and above. For di­rect book­ings, buy­ers should make pro­vi­sions for R5 to R8 lakh ex­tra, Shalin Singh adds.

Ac­cord­ing to Karishma Handa of 3A World that deals with the Shri Group, a 3135 sq ft, 4BHK apart­ment is avail­able for around R1 crore while a 2BHK unit of size 1372 sq ft is avail­able for R48 lakh and a 1182 sq ft apart­ment is avail­able for R40 lakh. Th­ese are ground plus 19 floors. De­liv­ery is ex­pected by De­cem­ber 2015.
