Noida Ex­ten­sion with its unique price ad­van­tage faces com­pe­ti­tion from new mar­kets such as Ya­muna Ex­press­way where res­i­den­tial units are avail­able in a sim­i­lar price band of R2500 to R3000 per sq ft and if the prices es­ca­late, it may no longer be an at­trac­tive mar­ket. The ap­peal of the area is its pric­ing and if that goes over­board, it may not be a vi­able op­tion for in­vestors and buy­ers. This is im­por­tant also be­cause de­liv­ery in any case will hap­pen first in Noida Ex­ten­sion and so will in­fra­struc­ture de­vel­op­ment. In that re­spect Noida Ex­ten­sion def­i­nitely has a bet­ter chance than Ya­muna Ex­press­way, which is pri­mar­ily a longterm play.

Noida Ex­ten­sion has a clear po­si­tion­ing. It seeks to of­fer value-for­money apart­ments. The price bench­marks in the area have been es­tab­lished and they will con­tinue to rise once projects start get­ting de­liv­ered and more peo­ple set­tle in. It can best be com­pared to an Indi­ra­pu­ram or a Cross­ings Repub­lic on a large scale. Be­sides, the area is pre­dom­i­nantly driven by end-users.

Ya­muna Ex­press­way on the other hand, boasts of mul­ti­ple driv­ers such as the Sports City, F1 event and places of tourist in­ter­est such as the pro­posed Night Sa­fari and the Taj. It also boasts of sev­eral ed­u­ca­tional in­sti­tutes. It de­rives its po­si­tion­ing from sports, ed­u­ca­tion and in­fra­struc­ture. FI has turned it into a des­ti­na­tion. F1 was the nec­es­sary an­chor the area needed to cre­ate vis­i­bil­ity and a clear- cut po­si­tion for it­self and that too on the global map. Hav­ing said that, it is a longterm play and just as NH8 con­nect­ing Gur­gaon to Jaipur took a few decades to de­velop into what it is to­day, this area too would take its own time.
