Noida Extension with its unique price advantage faces competition from new markets such as Yamuna Expressway where residential units are available in a similar price band of R2500 to R3000 per sq ft and if the prices escalate, it may no longer be an attractive market. The appeal of the area is its pricing and if that goes overboard, it may not be a viable option for investors and buyers. This is important also because delivery in any case will happen first in Noida Extension and so will infrastructure development. In that respect Noida Extension definitely has a better chance than Yamuna Expressway, which is primarily a longterm play.
Noida Extension has a clear positioning. It seeks to offer value-formoney apartments. The price benchmarks in the area have been established and they will continue to rise once projects start getting delivered and more people settle in. It can best be compared to an Indirapuram or a Crossings Republic on a large scale. Besides, the area is predominantly driven by end-users.
Yamuna Expressway on the other hand, boasts of multiple drivers such as the Sports City, F1 event and places of tourist interest such as the proposed Night Safari and the Taj. It also boasts of several educational institutes. It derives its positioning from sports, education and infrastructure. FI has turned it into a destination. F1 was the necessary anchor the area needed to create visibility and a clear- cut position for itself and that too on the global map. Having said that, it is a longterm play and just as NH8 connecting Gurgaon to Jaipur took a few decades to develop into what it is today, this area too would take its own time.
