DLF City (Phases I, II and III) is a good rental mar­ket for those look­ing to move to Gur­gaon

DLF City Phase 1 is well­con­nected with ma­jor metro sta­tions like Sikan­der­pur, Mehrauli-Gur­gaon Road and Guru Dronacharya. Both the MG and Gur­gaon-Farid­abad roads touch it. When it launches the Rapid Metro, sta­tions will be con­nected to DLF City Phase 1 near Sikan­der­pur. Cyber City, one of the main busi­ness dis­tricts and em­ploy­ment hubs, is lo­cated here and DT Cinemas, Sa­hara mall, etc, are the key en­ter­tain­ment and shop­ping zones. In spite of the at­trac­tions, how­ever, prob­lems re­lated to wa­ter­log­ging and elec­tric­ity cuts per­sist.

Rentals here are not that cheap. You can get 1RK/BHK 650 sq ft apart­ments from R7000 per month to R15,000; and 1 and 2BHK 650 to 1150 sq ft apart­ments from R15,000 to R25,000 per month. The rent for 2 and 3BHK 150 sq ft to 1800 sq ft apart­ments ranges from R25,000 to R40,000 per month, while for 3 BHK of 1800 sq ft and more apart­ments, get ready to pay R40,000 per month. This is ex­clu­sive of main­te­nance charges which vary de­pend­ing on size of apart­ment and ser­vices of­fered. It nor­mally starts from R750 per month. Ad­di­tional charges for wa­ter and elec­tric­ity also have to be paid. DLF City Phase 2, Sec­tor 25, is the com­mer­cial hub of DLF City. It is lo­cated on the ar­te­rial road of DLF City and con­sid­ered to be one of Gur­gaon’s more posh ar­eas. Ma­jor roads such as MG Road and Delhi-Gur­gaon Ex­press­way are close by. It is also close to DLF City-I, Shah­pur, com­mer­cial cen­tres, hos­pi­tals and the up­com­ing rapid metro sta­tion. Au­tos are eas­ily avail­able here. Pres­ence of MNCs, en­ter­tain­ment hubs like DT City Cen­tre, Sa­hara Mall, etc, are the added ad­van­tages.

Res­i­den­tial rentals start from R7,000 per month for 1RK/BHK 350 sq to 600 sq ft units and go up to R15,000. While 1 and 2 BHK 600 sq ft to 1200 sq ft apart­ments can be rented out for R15,000 to R25,000 per month, you will have to pay R25,000 to R40,000 per month for 2 and 3 BHK apart­ments of size 1200 sq ft to1700 sq ft. The rent for 3 BHK units of size 1700 sq ft and above starts from R40,000 per month. Main­te­nance charge starts from R1000 per month and varies de­pend­ing on size and ameni­ties pro­vided. In­di­vid­ual houses and in­de­pen­dent/ builder floor are pre­ferred in this lo­cal­ity. DLF phase III is very close to the Delhi-Haryana bor­der (Ka­pashera Bor­der), NH-8, Cyber City, etc.

Rentals here start from R6,000 and go up to R15,000 per month for 1 RK/1BHK units of size 300 sq ft to 650 sq ft. For 1 and 2 BHK units of size 650 sq ft to 1200 sq ft, the rent is likely to start from R15,000 to R25,000 per month, while for 2 and 3 BHK apart­ments up to 1750 sq ft, you would prob­a­bly have to pay any­thing be­tween R25,000 to R40,000 per month. The rent for a 3BHK unit of 1750 sq ft, is likely to be be­yond R40,000 a month. This is ex­clu­sive of main­te­nance charges, wa­ter and elec­tric­ity costs.
