Steady growth potential
I invested in Cosmic Corporate Park on Yamuna Expressway, last Navratra. I am a retired officer from the Reserve Bank of India. I purchased a 150 sq ft professional office space registered under my wife’s name, in the project, which essentially has plush commercial spaces on offer.
I chose to invest here because Yamuna Expressway has high growth potential. The 165km sixlane highway connecting Agra with Greater Noida is truly worldclass and travel time to Agra has been cut by almost half.
The other important development in the vicinity is the Formula One track. The Buddh International Circuit, inaugurated in 2011, also hosted the country’s first-ever Formula One Grand Prix the same year.
Thanks to such infrastructure facilities in the vicinity, Yamuna Expressway seemed to me to be an ideal place to invest. The Taj Expressway (as Yamuna Expressway was called initially) and the Formula One track will accentuate the real estate appeal of not only projects on the highway, but those in the neighbourhood as well.
That apart, the project, Cosmic Corporate Park, has good infrastructure to support commercial growth. For instance, once upand-running, fully furnished offices in each floor will be provided with additional features like a reception and cafeterias too. The project is spread across 7 lakh sq ft and has other amenities like gym, spa, restaurants, creche, to name a few.
I invested around 10.55 lakh on the space last year and now the price must be around 12 lakh. The overall appreciation and return on investment, I am told, is very good. Besides, we bought the space around the auspicious period of Navratra, as it is one of the best times in the year to make any major investment.
