Steady growth po­ten­tial

I in­vested in Cos­mic Cor­po­rate Park on Ya­muna Ex­press­way, last Navra­tra. I am a re­tired of­fi­cer from the Re­serve Bank of In­dia. I pur­chased a 150 sq ft pro­fes­sional of­fice space reg­is­tered un­der my wife’s name, in the project, which es­sen­tially has plush com­mer­cial spa­ces on of­fer.

I chose to in­vest here be­cause Ya­muna Ex­press­way has high growth po­ten­tial. The 165km sixlane high­way con­nect­ing Agra with Greater Noida is truly world­class and travel time to Agra has been cut by al­most half.

The other im­por­tant de­vel­op­ment in the vicin­ity is the For­mula One track. The Buddh In­ter­na­tional Cir­cuit, in­au­gu­rated in 2011, also hosted the coun­try’s first-ever For­mula One Grand Prix the same year.

Thanks to such in­fra­struc­ture fa­cil­i­ties in the vicin­ity, Ya­muna Ex­press­way seemed to me to be an ideal place to in­vest. The Taj Ex­press­way (as Ya­muna Ex­press­way was called ini­tially) and the For­mula One track will ac­cen­tu­ate the real es­tate ap­peal of not only projects on the high­way, but those in the neigh­bour­hood as well.

That apart, the project, Cos­mic Cor­po­rate Park, has good in­fra­struc­ture to sup­port com­mer­cial growth. For in­stance, once upand-run­ning, fully fur­nished of­fices in each floor will be pro­vided with ad­di­tional fea­tures like a re­cep­tion and cafe­te­rias too. The project is spread across 7 lakh sq ft and has other ameni­ties like gym, spa, restau­rants, creche, to name a few.

I in­vested around 10.55 lakh on the space last year and now the price must be around 12 lakh. The over­all ap­pre­ci­a­tion and re­turn on in­vest­ment, I am told, is very good. Be­sides, we bought the space around the aus­pi­cious pe­riod of Navra­tra, as it is one of the best times in the year to make any ma­jor in­vest­ment.
