‘Price of my flat is up by 20%’
I bought a 1 BHK measuring 572 sq ft in Wave City’s Dream Home project on National Highway 24 barely a few months ago. It cost me 16 lakh. Dream Home, which is a part of the 4,500-acre Wave City, is spread over an area of 22 acres and offers 1 and 2 BHK apartments, with sizes ranging from 578 sq ft to 808 sq ft. It was completely sold out within a few days of its launch, as no group housing project has promised so many facilities at such a reasonable price of 2,300 per sq ft.
I am now getting calls from real estate brokers who are ready to give me 20% premium for its resale. Though I have bought this flat for purely investment purposes, I want to stay invested for a longer period because I know it will appreciate further.
I think the widening of NH24, introduction of public transport and extension of the metro corridor up to sector 62 in Noida will lead to an increase in real estate prices in the area.
The real estate market along the national highway is quite affordable. I did a lot of research before investing in Wave City. The basic price for a ready-to-move- in apartments located along NH 24 is in the range of 3,000 to 3,500 per sq ft.
Homebuyers can also look for ready-to-move-in options in many group housing projects in Shipra Sun City in Indirapuram, a satellite city located close to Delhi-UP border.
A 2BHK in low rise projects in Shipra Sun City Nova is available within 50 lakh.
Even 2BHK apartments in group housing projects like Arihant Harmony and Regalia Heights, which are considerably good projects, are available in this price range. As told to Jeevan Prakash Sharma
