‘Price of my flat is up by 20%’

I bought a 1 BHK mea­sur­ing 572 sq ft in Wave City’s Dream Home project on Na­tional High­way 24 barely a few months ago. It cost me 16 lakh. Dream Home, which is a part of the 4,500-acre Wave City, is spread over an area of 22 acres and of­fers 1 and 2 BHK apart­ments, with sizes rang­ing from 578 sq ft to 808 sq ft. It was com­pletely sold out within a few days of its launch, as no group hous­ing project has promised so many fa­cil­i­ties at such a rea­son­able price of 2,300 per sq ft.

I am now get­ting calls from real es­tate brokers who are ready to give me 20% premium for its re­sale. Though I have bought this flat for purely in­vest­ment pur­poses, I want to stay in­vested for a longer pe­riod be­cause I know it will ap­pre­ci­ate fur­ther.

I think the widen­ing of NH24, in­tro­duc­tion of pub­lic transport and ex­ten­sion of the metro cor­ri­dor up to sec­tor 62 in Noida will lead to an in­crease in real es­tate prices in the area.

The real es­tate mar­ket along the na­tional high­way is quite af­ford­able. I did a lot of re­search be­fore in­vest­ing in Wave City. The ba­sic price for a ready-to-move- in apart­ments lo­cated along NH 24 is in the range of 3,000 to 3,500 per sq ft.

Home­buy­ers can also look for ready-to-move-in op­tions in many group hous­ing projects in Shipra Sun City in Indi­ra­pu­ram, a satel­lite city lo­cated close to Delhi-UP bor­der.

A 2BHK in low rise projects in Shipra Sun City Nova is avail­able within 50 lakh.

Even 2BHK apart­ments in group hous­ing projects like Ari­hant Har­mony and Re­galia Heights, which are con­sid­er­ably good projects, are avail­able in this price range. As told to Jee­van Prakash Sharma
