Dwarka, Delhi’s l argest sub city, lies to the south­west of the na­tional cap­i­tal. It could take a drive of 40 to 45 min­utes from from Gur­gaon’s DLF Cy­ber City to get here. The Indira Gandhi In­ter­na­tional Air­port is about 13 km from Dwarka’s sec­tors 4 and 6. It is bor­dered by NH 8, outer Ring Road, Na­jaf­garh Road, Pankha Road, and the Re­wari rail­way line. There’s good con­nec­tiv­ity to cen­tral Delhi and Gur­gaon. Feeder bus ser­vices con­nect­ing the two Metro sta­tions – Dwarka and Dwarka Mor – are also avail­able.

Sec­tors 4 and 6 are con­sid­ered to be posh res­i­den­tial ar­eas. Al­most ev­ery so­ci­ety in th­ese sec­tors has parks, open s p a c e s a n d p l ayg r o u n d s . The best thing about th­ese gated com­mu­ni­ties are the fa­cil­i­ties pro­vided – such as gyms, com­mu­nity halls, in­ter­com, 24/7 se­cu­rity, lifts, Wi-Fi (in a few so­ci­eties), power back-up, park­ing and so on. Fa­cil­i­ties dif­fer from so­ci­ety to so­ci­ety. Maintenance, too, is charged separately and the amount varies.

Ever since it got ac­cess to the Metro, Dwarka has gained promi­nence as a res­i­den­tial op­tion. It is one of the most de­vel­oped res­i­den­tial so­ci­eties near Gur­gaon and at­tracts IT pro­fes­sion­als work­ing in the sub­urb as it is a much bet­ter planned area than Janakpuri or for that mat­ter Ro­hini – other ar­eas close to the Haryana pow­er­house.

Wa­ter is a ma­jor is­sue in Dwarka and res­i­dents are mostly de­pen­dent on DDA for wa­ter sup­ply, which pro­vides wa­ter tankers in most of the res­i­den­tial so­ci­eties. In ad­di­tion, Dwarka does not have a sys­tem of garbage col­lec­tion in place.Maintenance charges in th­ese so­ci­eties vary be­tween ` 750 and ` 1,500 per month, which de­pends on the fa­cili- ties pro­vided by each so­ci­ety.

Dwarka Sec­tor 4 is just 20 min­utes away from the Del­hiGur­gaon Ex­press­way, and con­nects to it by the ar­te­rial road. This sec­tor has ad­e­quate so­cial in­fra­struc­ture such as schools, gro­cery stores, lo­cal mar­kets etc.

There are some f amous schools in and around the sec­tor, in­clud­ing DPS Dwarka, Ken­driya Vidyalaya and Mod­ern Con­vent. Rents for most 2 BHK units are in the range of ` 14,500 to ` 19, 000 per month with ar­eas rang­ing from 1050 to 1300 sq ft. Three BHK units are avail­able in the price range of ` 15,000 to ` 30,000 per month with ar­eas rang­ing from 1,450 to 1,890 sq ft. All 4 BHK units are avail­able in the range of 1,800 to 2,200 sq ft with rents rang­ing be­tween ` 22,500 and ` 35,000 per month. This sec­tor has sev­eral res­i­den­tial so­ci­eties in which ameni­ties like lift, Wi-Fi, park­ing for two wheel­ers and cars, etc are avail­able.
