After dealing with real estate brokers and developers, I have realised that if you buy an under-construction flat, you will never get the delivery on time. I had bought an apartment in Ghaziabad six years ago through a broker who claimed the project would be delivered in 34 months. He assured me that the developer is well-reputed and had never delayed delivery of any of his previous projects.
Now even after six years, the project is still incomplete and the developer has promised new deadlines. Seeing the pace of construction, there is no hope of any possession for another three years.
Delay of projects is not the only concern that buyers have, brokers and builders usually do not adhere to the commitments made to buyers. They always try to mislead people about the size of flat and the quality of material used. We have seen there is a huge difference in what was committed at the time of booking and what is being constructed today.
Property dealers are not a part of the builder-buyer agreement. They are builders’ marketing men. They make all sort of false promises because they know that they don’t have any liability.
