Af­ter deal­ing with real es­tate bro­kers and de­vel­op­ers, I have re­alised that if you buy an un­der-con­struc­tion flat, you will never get the de­liv­ery on time. I had bought an apart­ment in Ghazi­abad six years ago through a bro­ker who claimed the project would be de­liv­ered in 34 months. He as­sured me that the de­vel­oper is well-re­puted and had never de­layed de­liv­ery of any of his pre­vi­ous projects.

Now even af­ter six years, the project is still in­com­plete and the de­vel­oper has promised new dead­lines. See­ing the pace of con­struc­tion, there is no hope of any pos­ses­sion for an­other three years.

De­lay of projects is not the only con­cern that buy­ers have, bro­kers and builders usu­ally do not ad­here to the com­mit­ments made to buy­ers. They al­ways try to mis­lead people about the size of flat and the qual­ity of ma­te­rial used. We have seen there is a huge dif­fer­ence in what was com­mit­ted at the time of book­ing and what is be­ing con­structed to­day.

Property deal­ers are not a part of the builder-buyer agree­ment. They are builders’ mar­ket­ing men. They make all sort of false prom­ises be­cause they know that they don’t have any li­a­bil­ity.
