Strate­gi­cally sit­u­ated along the Noida-Greater Noida Ex­press­way, Sec­tor 44 is one of the prime lo­cal­i­ties in NCR. A rel­a­tively new area, it has been climb­ing the realty growth lad­der since the last few years. Though there are sev­eral rea­sons for its growth, easy ac­ces­si­bil­ity to Delhi, Greater Noida, Mathura and Agra via DND Fly­over, GreaterNoida Ex­press­way and Ya­muna Ex­press­way is a big ad­van­tage. Ad­di­tion­ally, the re­gion boasts of good in­fra­struc­ture.

Sec­tor 44 en­joys smooth road and Metro con­nec­tiv­ity. It is con­nected by the Noida-Greater Noida Ex­press­way, Dadri Main Road and Am­ra­pali Marg. The area’s prox­im­ity to Delhi also makes it very ac­ces­si­ble. Fur­ther, be­ing sit­u­ated just 2km from DND fly­over, Sec­tor 44 en­sures easy ac­ces­si­bil­ity to cen­tral, east­ern and south­ern parts of NCR. Even though there is a mar­ket in Sec­tor 44, due to un­avail­abil­ity of cer­tain daily and weekly shop­ping op­tions, res­i­dents have no choice but to go to the mar­ket in Sec­tor 50, which is about 5km away. Ad­di­tion­ally, for shop­ping and en­ter­tain­ment, Sec­tor 18, also at a dis­tance of 5km, has be­come a pop­u­lar hang­out des­ti­na­tion in Noida.

Through Noida-Greater Noida Ex­press­way, Sec­tor 44 evolved as a po­ten­tial op­tion for peo­ple who com­mute to Delhi and Greater Noida daily. The near­est Metro stop is the Golf Course sta­tion, lo­cated at a dis­tance of 3km from this res­i­den­tial catch­ment. Thanks to the Metro, ar­eas in east Delhi such as Mayur Vi­har, Pat­par­ganj, Ashok Na­gar etc can also be reached in a short span of time.

The so­cial in­fra­struc­ture in Sec­tor 44 is quite good. There are planned wide roads and sev­eral av­enues for recre­ational ac­tiv­i­ties, in­clud­ing parks and des­ig­nated spa­ces for in­sti­tu­tional and com­mer­cial ac­tiv­i­ties. Th­ese places fig­ure ma­jorly in the Noida Sec­tor 44 lay­out plans. It also houses many health­care cen­tres and prom­i­nent ed­u­ca­tional in­sti­tu­tions such as Amity In­ter­na­tional School, Ma­hamaya Ba­lika In­ter Col­lege, Army Pub­lic School, May­oor School, to name a few. Amity Univer­sity also comes under the am­bit of Sec­tor 44. Thus, the area re­ceives healthy rental de­mand from stu­dents of Amity Univer­sity. The ma­jor chal­lenges in the area in­clude poor street light­ing, pot-holed roads that cause wa­ter­log­ging dur­ing mon­soons and Noida sec­tor 44 is known for its con­nec­tiv­ity through DND fly­way to Delhi and also through Metro. It is also a good recre­ational zone with fa­cil­i­ties such as botan­i­cal gar­dens and golf course ad­ja­cent to the sec­tor lack of proper pub­lic trans­port. Due to its prox­im­ity to Challera Ban­gar Gaon, there are of­ten se­cu­rity con­cerns in Sec­tor 44.

As per the prop­erty type, multi-storey apart­ments are most pre­ferred for rental ac­com­mo­da­tion fol­lowed by vil­las. Sec­tor 44 of­fers a va­ri­ety of op­tions to home seek­ers, from 1 BHK to 5 BHK units in sizes vary­ing be­tween 800 sq ft and 5,000 sq ft. As per data with Com­monFloor, a stan­dard 2BHK unit is usu­ally avail­able at a monthly rent of ₹ 18,000-₹ 25,000. For a 3BHK unit, one may have to shell out ₹ 23,000-₹85,000 per month. A few 4BHK and 5BHK units are also avail­able in the price range of ₹ 30,000 to ₹ 1.5 lakh. The price variation is mainly be­cause of the dif­fer­ence in prop­erty types. While apart­ments are avail­able at af­ford­able prices, vil­las, on the other hand, com­mand a pre­mium. Due to prox­im­ity to Amity Univer­sity, there are sev­eral PG ac­com­mo­da­tion op­tions as well. The val­ues for th­ese range from ₹ 6,000 to ₹ 10,000 per month, de­pend­ing upon the fa­cil­i­ties of­fered and shar­ing ba­sis.
