Section 12 of the UP Apartment Act 2010 and Section 3 of the Rules 2011 deal with deed of declaration. It’s a complete document detailing everything about the project with description of land, buildings, number of storeys, rooms, common areas, facilities and particulars of encumbrances etc. The Rules 2011 have prescribed Form A for the purpose of the said declaration that the developer has to submit in the office of the competent authority within a period of 12 months from the date of approval of the plans.
