Sec­tion 12 of the UP Apart­ment Act 2010 and Sec­tion 3 of the Rules 2011 deal with deed of dec­la­ra­tion. It’s a com­plete doc­u­ment de­tail­ing ev­ery­thing about the project with de­scrip­tion of land, build­ings, num­ber of storeys, rooms, com­mon ar­eas, fa­cil­i­ties and par­tic­u­lars of en­cum­brances etc. The Rules 2011 have pre­scribed Form A for the pur­pose of the said dec­la­ra­tion that the de­vel­oper has to sub­mit in the of­fice of the com­pe­tent author­ity within a pe­riod of 12 months from the date of ap­proval of the plans.
