TOD BASICS

HT Estates - - HTESTATES - What is a TOD? How can it address environmental issues? What are the essential elements of a TOD? When is a TOD a TAD? When is a TOD a TOD – the litmus test?

It stands for transit-oriented development and is popular among planners of cities that are dependent on private vehicles and suffer from large-scale urban sprawl TODs have the potential to address both environmental and social issues such as environmental sustainability and affordable housing It is pedestrian-friendly, consists of a mix of residential and commercial, is within easy walking distance of a transit system, focuses on a high-quality walking environment Many times what has been labelled as TOD lacks in transit-focused planning and is actually a transit aligned development. A TOD essentially needs to have quality and diverse housing and a range of amenities and a walk-to-work culture

It is important to note that there is no one-size-that-fitsall TOD across the country

It is a mix of uses that makes it possible to get around without a car

Has a greater mix of housing formats. There is diversity in housing. There’s something for everybody – the rich, the middle class, the poor and the elderly

An increased sense of community among residents

A development that produces lower greenhouse gas emissions

Promotes walking and biking and more active lifestyles

The car parking ratio of residents, shoppers and commuters is not generous. A genuine TOD will discourage a higher ratio of parking

The emphasis is on local employment, services and facilities and the reduced need to travel

Public transport reduces the household income spent on travel that indirectly makes housing more affordable

Transit Oriented Developments can be both brownfield (existing developments that are redeveloped/ revitalised particularly if located along transit corridors, rail corridors, industrial lands) and greenfield (newly acquired land parcels with new construction) developments
