Ideal for tak­ing the plunge and buy­ing a house

The Ideal Home Tour pro­vides prospec­tive home­buy­ers and in­vestors a unique op­por­tu­nity to ex­plore the realty mar­ket

Ini­ti­ated by the Hin­dus­tan Times to help home­buy­ers find their dream homes, the re­cent Ideal Home Tour or­gan­ised on De­cem­ber 5 and 6 re­ceived an over­whelm­ing re­sponse from en­dusers as well as in­vestors. More than a hun­dred home­buy­ers from var­i­ous parts of Delhi NCR vis­ited the projects of three prom­i­nent de­vel­op­ers — SARE Homes, SS Group and Vatika Group — in the up­com­ing sec­tors of Gur­gaon.

Ideal Home Tour is a unique con­cept invit­ing HT read­ers to join a tour of a par­tic­u­lar real es­tate des­ti­na­tion in Delhi NCR on the sched­uled week­end. Based on their con­ve­nience, prop­erty buy­ers get to choose the day and in­form the HT’s Ideal Home Tour team through an SMS. The team then makes ar­range­ments for the prospec­tive buyer to visit the pro­ject sites. The buy­ers are under no com­pul­sion to book any flat as the pur­pose of the tour is to in­form them about the var­i­ous op­tions avail­able to them in the mar­ket. Ev­ery vis­i­tor is served break­fast and lunch be­fore be­ing dropped back at home.

A se­ries of Ideal Home Tours have been or­gan­ised in the past in Noida and Gur­gaon. The re­cently con­cluded edi­tion had vis­i­tors tak­ing in­ter­est in var­i­ous op­tions avail­able in SARE Homes, SS Group and Vatika Group in Gur­gaon.

Vinod Ku­mar, who works as a director in Topsel Private Lim­ited, says, “I stay in DLF Phase IV in Gur­gaon in a com­pany-owned flat and I am des­per­ately look­ing for an apart­ment.”

He chose to spend last week­end vis­it­ing var­i­ous projects such as Vatika In­dia Next, a town­ship by Vatika Group in Sec­tor 82; SARE Cres­cent ParC, a town­ship by SARE Homes in Sec­tor 92 and The Leaf, a res­i­den­tial pro­ject launched by SS Group.

“After tak­ing the tour, I re­alised that my bud­get is low for a readyto-move flat in the up­com­ing res­i­den­tial projects in Gur­gaon. While SARE’s and SS Group’s projects are under-con­struc­tion, Vatika In­dia Next of­fered me a ground floor which was un­for­tu­nately not within my bud­get,” Ku­mar says.

San­jay Sri­vas­tava, an ad­vo­cate who re­sides in Sec­tor 62, Noida, and who chose the Ideal Home Tour in Gur­gaon to check out in­vest­ment op­tions there. “I am quite happy that my in­vest­ment needs have been taken care of. It was very con­ve­nient for me to look at all th­ese projects as I didn’t have to bother about com­mut­ing from Noida to Gur­gaon. I am quite in­ter­ested in both SARE Homes’ and SS Group’s projects and hope­fully I will fi­nalise a deal soon.”

Anil Goswami, a res­i­dent of Sec­tor 25, Noida, says, “The tour was very well-man­aged. It helps home­buy­ers choose their dream home. Executives from real es­tate com­pa­nies showed us around the projects and ex­plained all the fea­tures."

An­other end-user VN Awasthi, a re­tired gov­ern­ment of­fi­cer, who re­sides in Sushant Lok I, says that he wants to in­vest his prov­i­dent fund money in a 3BHK flat and his bud­get is around ₹ 1 crore.

Happy with the ini­tia­tive, Vi­neet Relia, managing director, SARE Homes , says “Our par­tic­i­pa­tion in the HT Ideal Home Tour has been a valu­able ex­pe­ri­ence. Given the cur­rent real es­tate mar­ket, the pos­i­tive re­sponse from prospec­tive buy­ers across Delhi-NCR dur­ing the site vis­its at SARE Cres­cent ParC Sec­tor 92, Gur­gaon, re­in­states a strong de­mand in the hous­ing seg­ment. The as­so­ci­a­tion of­fered us a great chance to in­ter­act with the vis­it­ing fam­i­lies and un­der­stand their re­quire­ments dur­ing house hunt­ing. The es­sen­tial idea was to pro­vide home­buy­ers a mem­o­rable house hunt­ing ex­pe­ri­ence. We would look for­ward to par­tic­i­pate in more such ini­tia­tives in the fu­ture.”

Vishesh Rawat, vice-pres­i­dent, marketing, SS Group, says, “I am sur­prised to see so many se­ri­ous buy­ers turn­ing up. We are hop­ing that some of th­ese vis­i­tors will turn into ac­tual buy­ers. Also, since the mar­ket has al­ready bot­tomed out, I think they know that it’s the best time to strike a right deal,” he says.
