Sports-based projects to boost liv­abil­ity in­dex in Noida and Gur­gaon

While the in­fra­struc­ture built for the Com­mon­wealth Games in 2010 is not be­ing used to full ca­pac­ity in Delhi, Noida seems to be plan­ning two steps ahead of the Cap­i­tal. Of late, it has de­cided to pro­mote four sports cities by pro­vid­ing for spe­cial recre­ational land use in its Mas­ter Plan. The recre­ational green zone al­lows for per­mis­si­ble ground cov­er­age of 28%for res­i­den­tial and 2% for com­mer­cial and floor area ra­tio (FAR) of 2 against the usual 3.5. About 70% area is to be re­served for de­vel­op­ing sports in­fra­struc­ture. The in­tent, says Rama Ra­man, chair­man of Noida and Greater Noida Author­ity, is to make sports more ac­ces­si­ble to the pop­u­la­tion and to pro­mote healthy liv­ing.

Of­fer­ings in this cat­e­gory come f rom t he ATS Group which i s de­vel­op­ing a 125acre sports city in sec­tor 150, Noida. It will have a cricket sta­dium with a seat­ing ca­pac­ity of 50,000 and other sport­ing fa­cil­i­ties. Hous­ing units will be priced at around ₹ 5,500 per sq ft. “Go­ing for­ward, these will act as lungs of Noida,” says Ge­tam­ber Anand, man­ag­ing di­rec­tor, ATS Group.

Lo­tus Green Group is de­vel­op­ing a sports city in Sec­tor 150 spread across 300 acres. The low­den­sity project will of­fer recre­ational and res­i­den­tial fa­cil­i­ties.

Noida Author­ity had al­lot­ted 200 acres of land as part of the sports city scheme to the Logix Group, which is de­vel­op­ing Neo World and has sold the land to five more de­vel­op­ers.

In case of the For­mula One Cir­cuit lo­cated along Ya­muna Ex­press­way, the Jaypee Group had re­ceived a tax ex­emp­tion as part of the SEZ pol­icy in UP. It had also been ex­empted from pay­ing en­ter­tain­ment and lux­ury taxes, elec­tric­ity duty, VAT, trade and sales taxes for in­vest­ing ₹ 777.04 crore in the Spe­cial De­vel­op­ment Zone along Ya­muna Ex­press­way.

Last month, the Su­pertech Group an­nounced the launch of their 175-acre Sports Vil­lage in Greater Noida West. “The fa­cil­ity will cater to the en­tire pop­u­la­tion of 2.5 lakh that will set­tle in the area,” says R K Arora, CMD, Su­pertech Group. Ashi­ana Homes is de­vel­op­ing Ashi­ana Cen­ter Court in Sec­tor 88A, Gur­gaon, which will have 750 lux­ury sports res­i­dences.
