30-month time­line set for NH 24

What is it? Prime Min­is­ter Naren­dra Modi re­cently launched the ₹ 7,500 crore pro­ject for widen­ing the Del­hiMeerut Ex­press­way, com­monly known as NH 24. It is likely to be com­pleted within 30 months

The model: The ex­pan­sion of the Delhi-Hapur stretch will be im­ple­mented through the hy­brid an­nu­ity model which is an­other vari­ant of the pub­lic private part­ner­ship model. It helps in elim­i­nat­ing de­lay in com­ple­tion of work

The work at hand: The over 80km pro­ject is pro­posed under four sec­tions - Niza­mud­din Bridge to UP Bor­der, UP Bor­der to Dasna, Dasna to Hapur and from Dasna to Meerut (Delhi-Meerut Ex­press­way). The fourth pack­age will be a new align­ment of Delhi-Meerut Ex­press­way from Dasna to Meerut

Im­pact on prop­erty prices: There will not be any im­pact on real es­tate prices in the next 12-18 months. No­body seems to be ex­cited about the NH 24 story yet be­cause ev­ery­body is wait­ing for ac­tual work to be­gin on the ground

Mar­kets that will ben­e­fit: Ar­eas that have readyto-move-in units and com­mand prices in the range of ₹ 2,500 to ₹ 3,500 will even­tu­ally see more price ap­pre­ci­a­tion com­pared to es­tab­lished mar­kets such as Indi­ra­pu­ram and Vaishali 9000-12000 3000-5000 10000-13000 7000-9000 8000-10000 7000-8000 7000-8000 6000-7000 4000-5000
