Pune de­vel­op­ers are wooing cus­tomers by rop­ing in star wives and fa­mous de­sign­ers

In July, Don­ald Trump’s com­pany an­nounced the launch of Trump Tow­ers Pune, “a pair of sleek ul­tra­mod­ern tow­ers that re­de­fine the Pune sky­line”. Th­ese twin build­ings will house 44 lux­u­ri­ous sin­gle- floor con­do­mini­ums and are be­ing de­vel­oped by the Amer­i­can realestate ty­coon in col­lab­o­ra­tion with city de­vel­oper Panchshil Realty. It adds yet an­other haute pro­ject to the al­ready grow­ing lux­ury liv­ing mar­ket in Pune. From col­lab­o­rat­ing with de­signer Philippe Starck for uber lux­ury homes in YooPune, to rop­ing in Shah Rukh Khan’s wife Gauri to give the in- teri­ors of a pent­house a celeb touch, de­vel­op­ers are wooing cash- rich cus­tomers with unique of­fer­ings.

At Pim­ple Ni­lakh, close to Hin­je­w­adi’s IT Park and near the Mum­baiPune Ex­press­way, the up­com­ing 24 Glit­terati by Kolte- Patil De­vel­op­ers of­fers nine pent­houses, at around Rs 5.5 crore each, to be done up by Gauri Khan. “The in­flux of ex­pa­tri­ates, work­ing pro­fes­sion­als and GenNext of busi­ness fam­i­lies is cre­at­ing a de­mand for lux­ury homes,” says Su­jay Kalele, group CEO of Kolte- Patil.

Pune, which was once seen as a pen­sioner’s par­adise, is now a hot- house of high- end, su­per lux­u­ri­ous homes with price tags of up­wards of Rs 4.5 crore. Clearly, lux­ury liv­ing spa­ces are mov­ing be­yond tra­di­tion­ally af­flu­ent lo­cal­i­ties.

“Real- es­tate rates in sub­ur­ban ar­eas such as Pim­ple Ni­lakh, Baner and Hin­je­w­adi,” says Ro­hit Gera of Gera De­vel­op­ments that is de­vel­op­ing a villa pro­ject, “are Rs 6,900 on­wards per sq ft and can go up to Rs 20,000 per sq ft, de­pend­ing on ameni­ties of­fered. A celeb touch or spe­cial of­fer­ings such as pri­vate pool and gar­den of­ten fetches a 15 to 50 per cent pre­mium.” No one minds pay­ing.
