Per­mis­sion for devel­op­ment at Anvil is granted

An ap­pli­ca­tion to partly de­mol­ish and re­build Anvil on Bray’s Main Street has been granted.

The planned devel­op­ment will in­clude re­tail space on the Main Street as well as six three-bed­room prop­er­ties. The ex­ist­ing two-storey Anvil re­tail unit has frontage along Bray Main Street and ex­tends along the frontage of Fa­tima Ter­race.

The plan­ning per­mis­sion re­quest is for par­tial de­mo­li­tion of the two in­ter­con­nected two-storey re­tail stor­age build­ings along the frontage of Fa­tima Ter­race to the rear of the site, re­tain­ing all ad­join­ing bound­ary wall struc­tures with neigh­bour­ing prop­er­ties.

They are also plan­ning the par­tial de­mo­li­tion of a sin­gle storey out­house struc­ture to rear of the site, re­tain­ing the ad­join­ing bound­ary wall with neigh­bour­ing No 6 Hud­son Ter­race, as well as the de­mo­li­tion of a two storey mono pitch shed struc­ture to rear of site.

They have also ap­plied for a mixed use devel­op­ment con­sist­ing of six res­i­den­tial units, of­fice space, re­tail space, and six pri­vate car park­ing spa­ces.

The pro­posed two storey unit along the frontage of Main Street, Bray ex­tend­ing from the junc­tion of Main Street, Bray along with the frontage unit along the frontage of Fa­tima Ter­race will com­prise of a re­tail space with as­so­ci­ated shopfront sig­nage at ground floor level and of­fice space at first floor level.

Some of the ob­jec­tions be­fore the plan­ners in­cluded con­cerns about park­ing, over­shad­ow­ing, and traf­fic on the lane com­ing onto the Main Street. There were also some con­cerns about po­ten­tial noise dis­tur­bance from bal­conies or ter­races. The plan­ner said that he did not con­sider that the ter­races would have an un­rea­son­able ad­verse ef­fect on the res­i­dents.

The re­port said that the cul de sac cur­rently pro­vides for the needs of around 25 res­i­dents. The pro­posal will cre­ate ad­di­tional turn­ing move­ments for an ad­di­tional six units. The re­port said that the laneway prob­a­bly has ca­pac­ity for an ad­di­tional six units.
