On Friday, October 6, the Club House Hotel in the Marble City of Kilkenny will play host to an interesting auction of t h re e p a r c e l s o f l a n d , a l l located close to the village of Cuffesgrange.
The village on the N76 is roughly equidistant ( 9km) from Callan and Kilkenny City, in an area of strong agricultural activity dominated by the tillage and dry stock sectors, where there plenty of progressive farmers seeking additional tracts of land. In total, there are approximately 148 acres up for auction, all owned by the same vendor, and presented in three separate lots within a couple of kilometres of one another. “Lot 1 would, in my opinion, be the better located, better quality property and the one most likely to attract the most interest,” says auctioneer Anthony O’Regan of the Cork office of Keane Mahony Smith, who is selling the farm jointly with Kilkenny agent Godfrey T Greene.
This 53-acre lot in the town- land of Church Hill fronts the main road and a side road. It contains an old singlestorey residence in need of total refurbishment, and a collection of outbuildings.
Lot 2 is in the townland of Coolapoge. At just under 52 acres in size, it’s also in a good location, according to the selling agent. “Maybe about 20 acres of that might need atten- tion, it’s a question of drainage. The land would have great grassland.”
Lot 3 is at Toberbreedia, and is also a non- residential holding, of about 43 acres.
It is the least attractive of the three parcels, but is surr o u n d e d by p r o g r e s s i ve farmers.
There are no entitlements on any of the lots and the land hasn’t been farmed in two years, Anthony points out. He would, he says, “expect local interest on all three lots and there are already signs that we have that.”
In terms of price expectation, the agent says that it would vary from about €6,000/ acre to €10,000/acre in accordance with the quality of the land on offer.
