With an auction date set for Tuesday, October 10, there should be plenty of interest building for an attractive 33.6acre residential farm in the townland of Colman, near Fethard, Co Tipperary.
The property sale is being handled by Clonmel agents P F Quirke & Co, the auction will take place at their offices on Gladstone St. “It’s a very nice property,” says selling agent Pat Quirke. “It’s situated between Clonmel, Fethard and Clerihan. “It’s on the Fethard- Cahir road, but it’s a very easy commute to Clonmel. You’re about 15 minutes to Cahir, which is on the M8.
“The property has a lovely southerly aspect, it gets lots of sun, and the farmhouse is a good solid farmhouse. It has four bedrooms, three reception rooms and is in very good condition throughout.” The house’s rustic charm is one of the attractions of the proper ty, with its tarmac driveway flanked by post-andrail fencing, and garden attached. Outbuildings with the property include a fourspan hay barn, three- span lean-to, six stables and stores. According to the agent, these are all in good condition. The quality of land is good, says Pat: “It has some very nice fields. There are couple of smaller paddocks and a couple of larger fields.”
The farm will be offered in lots. Lot 1 will have the house with 5.9 acres, while Lot 2 will have the remaining 27.6 acres with the outbuildings. Time will tell if the property sells as one unit or as two. The auctioneer suspects it may well sell as the entire holding. “For someone who’s employed wo r k i n g s o m e p l a c e , a n d wants to keep his hand in a bit of farming, it would suit very well. There’s a lot of dairy farming and stud farming nearby, but there are also a lot of people actively looking to locate in that area.” Pricewise, the AMV is at €600,000.
