About €400,000 expected for West Limerick roadside farm
A substantial elevated roadside farm in West Limerick is currently for sale with GVM Auctioneers in Kilmallock. The 74.5- acre, residential grassland farm is located immediately to the south of the village of Shanagolden.
It is offered in a choice of lots, says selling agent Richard R yan: “It’s being offered as the entire 74.5 acres or with the house on 25.5 acres and a yard or a 49-acre holding with the upper yard.” The property has plenty of road frontage. Each lot has its own entrance and outbuildings, offering adequate winter accommodation. Buildings on the 25- acre residential lot include a small slatted shed, loose cattle shed, open dung- stead, and ancillary out- offices. This is the lower part of the farm, where the land is not as sloping as the upper part, from which there are magnificent views across Co Limerick.
“There would be about a third of the land of that 49-acre lot which would be quite steep,” says Richard. “Overall, some of the land would be good, dry grazing land, while more of it would be more summer grazing, so there’s a mixture in quality.
“The residence is a fivebedroom single- storey farmhouse. It would need some refurbishment work.”
The farm has only just come on the market, so it’s difficult at this point to accurately gauge the interest levels, but Richard has received a good number of enquiries.
There are plenty progressive dairy and beef farmers in the area, likely to include interested parties. And the proposed Foynes bypass may be a factor in generating interest. It won’t take any slices from this property, but it will further improve road access, and leave a number of landowners nearby looking to reinstate acreage lost to the road. There are entitlements with the holding, currently worth in excess of €8,000 per year. Offers i n t he region of €400,000 are expected.
