Located halfway between Rosscarbery and Clonakilty, a 24-acre West Cork roadside farm at Kilruane is already proving to be a strong attraction locally.
The property is listed for sale with Clonakilty-based a u c ti o n e e r H e nr y O ’ L e a r y and, he says, this size of farmstead is just the right size to interest a wide range of possible prospects: “It’s manageable for a lot of people pricewise and, I suppose 23.5 acres would make a big enough difference to a larger farming enterprise as well. “This farm is very close to Lissavaird Co-op,” says Henry. “It’s only a stone’s throw across the field.”
The property is naturally divided, by a public roadway into two lots, one of 14 acres and the other of nine acres. The larger of the lots is currently in stubble, having had a crop of grain taken from it earlier this year, while a crop of maize was last grown on the 9.5-acre section. “There’s road frontage on two sides of both lots,” Henry points out, giving the land excellent access. “There have been a nice few enquiries and Lot 2 (9.5 acres) is currently under offer at slightly less than the guide price, but it’s early days yet… We’re open to selling it in two lots, or as one entity.”
The selling agent says that this is “excellent land… as good as you’ll get anywhere in the country.”
Farmers being prepared to pay a higher premium for good land that’s ready to go is a well-documented trend of recent years, hence the early arrival of offers on this property.
