Road­side hold­ing near co-op at­tract­ing bids

Lo­cated halfway be­tween Ross­car­bery and Clon­akilty, a 24-acre West Cork road­side farm at Kil­ru­ane is al­ready prov­ing to be a strong at­trac­tion lo­cally.

The prop­erty is listed for sale with Clon­akilty-based a u c ti o n e e r H e nr y O ’ L e a r y and, he says, this size of farm­stead is just the right size to in­ter­est a wide range of pos­si­ble prospects: “It’s man­age­able for a lot of peo­ple price­wise and, I sup­pose 23.5 acres would make a big enough dif­fer­ence to a larger farm­ing en­ter­prise as well. “This farm is very close to Lis­savaird Co-op,” says Henry. “It’s only a stone’s throw across the field.”

The prop­erty is nat­u­rally di­vided, by a pub­lic road­way into two lots, one of 14 acres and the other of nine acres. The larger of the lots is cur­rently in stub­ble, hav­ing had a crop of grain taken from it ear­lier this year, while a crop of maize was last grown on the 9.5-acre sec­tion. “There’s road frontage on two sides of both lots,” Henry points out, giv­ing the land ex­cel­lent ac­cess. “There have been a nice few en­quiries and Lot 2 (9.5 acres) is cur­rently un­der of­fer at slightly less than the guide price, but it’s early days yet… We’re open to sell­ing it in two lots, or as one en­tity.”

The sell­ing agent says that this is “ex­cel­lent land… as good as you’ll get any­where in the coun­try.”

Farm­ers be­ing pre­pared to pay a higher pre­mium for good land that’s ready to go is a well-doc­u­mented trend of re­cent years, hence the early ar­rival of of­fers on this prop­erty.
