Ban­don land could make €15,000 an acre

The land lo­cated around Ban­don in West Cork is renowned for its qual­ity, deep soil and su­perb drainage.

It’s an area which is eas­ily ac­cessed through good roads lead­ing to nearby Cork city and which is close to a num­ber of larger mar­ket towns such as Ban­don and Clon­akilty. Added to that com­bi­na­tion i s th e f a c t th at th er e is no sh or t ag e of p rog re s si ve farm­ers in the area. There­fore, when well-main­tained land comes up for sale around here, the ex­pec­ta­tion i s th at it w il l fet ch a g o o d price.

In the case of a 20-acre road­side hold­ing at Farini­vane ( just 4km north of Ban­don), the sell­ing agent is set­ting a price ex­pec­ta­tion in the re­gion of €250,000 (€12,500 per acre), an ex­pec­ta­tion that may yet prove to be con­ser­va­tive.

“It’s su­perb qual­ity,” says sell­ing agent, Ban­don- based auct io ne er Pad dy Mur ray . “The grass is about five years o l d , i t ’ s l ov e l y cl e a n g r a s s there.” As a mea­sure of its value go­ing back over the years, the agent notes it was pur­chased by the cur­rent owner’s grand­fa­ther 100 years ago for a price of £700.

This par­cel could make the per­fect “out­side farm”.

O r i g i n a l l y , th e l a n d wa s part of the large Mount­pleas­ant Es­tate. There is ex­cel­lent road frontage on three sides, and the prop­erty comes with e n t i t l e m e n t s wo r t h in t he re­gion of € 3,000 per an­num. There is also a cat­tle crush, as well as the nec­es­sary water and elec­tric­ity sup­plies.

“The soil qual­ity here is ex­cel­lent and suited to a num­ber of farmer en­ter­prises,” says Paddy. “It’s a south-fac­ing prop­erty for the most part, with good, nat­u­ral drainage.”

If the price fol­lows any of the pat­terns set in th­ese parts in re­cent years, the € 250,000 price guide will be ex­ceeded: “We’re say­ing €250,000, but I think that it will make more than that,” says Paddy. “It could make up to €300,000 or at least go some­where close to that fig­ure, de­pend­ing on how things works out.”
