25 acres with multiple attractions
“A warm parcel of land with a pleasant aspect ,” is how Éamonn O’Brien of CCM Property Services describes a property for sale in the townland of Gurtacurrig, near Kildorrery, Co Cork.
The 25-acre residential holding (pictured below, right) is near the N73 road, in an area where farming activities vary between beef cattle, tillage farming and dairy farming. Ordinarily, demand for such a tidy-sized holding will be strong enough, with plenty of contenders looking to extend their holdings. This property has a few extra strings to its bow, according to the agents, not least of which is the existence of a three-bedroom bungalow in excellent condition, as well as a cut-stone former kiln. “There’s a little bit of everything in this property,” says Éamonn. “All of what is there is desirable and I think that for someone who’s speculating, for example, it gives them the opportunity to live in the bungalow while doing up the old building and then let it out for Airbnb or even come and live in it.” The property enjoys a charming rural setting with “stunning views”. Among the outbuildings is a two-column slatted shed.
“The owners are retiring ,” clarifies Éamonn, who points out that although the property is for sale as one unit, the demand for the house along with a couple of acres might end up splitting the offering.
Overall, the asking price is €325,000, with a value of around €155,000 for the house with its detached garage and 2.5 acres, putting the land value around €7,500/acre.
The land itself is of mixed quality, according to the agents, and enjoys good road frontage. It was farmed for a long period by the same family, and has annual single farm payments that are currently worth in the region of €1,750, with another €750 in disadvantaged land payments.
