Douglas Road, Cork €550,000

Irish Examiner - Property & Interiors - - Property -

At least four ‘new’ homes got built in the long gardens of an early 1900s, timbered and Tudor-esque Douglas Road home called Kedges since the 1980s, most of them for various members of the Cudmore fruiterer family, before they sold up Kedges and traded down.

And, two years ago, when Kedges once more sold, its last occupant also got the chance to build on that accommodating house’s generous grounds. Now, one of the handful that cropped up around the late 1980s/early 1990s, a Bride View Developments dormer called Mauchnaclea, has come up for sale as a Cudmore family estate sale. Located at the top end of the Rosebank estate, off the main Douglas Road, it’s going get a wide cross-section of viewings. Listed at €550,0000 with Hugh Mcphillips of Marshs, it’s a quality four-bed home of about 2,000 sq ft, with perfect south-west rear aspect to its patio and back garden.

It’s on private grounds, with high walls, and has very good-sized interconnecting reception rooms, with a greater feel of space at ground than at first floor level due to sloping ceilings under the red-tile roof. Reconfiguring the bedrooms, or adding a break-out balcony/ extension, could transform its sleeping quarters. There’s a wide hall plus guest WC, somewhat dated kitchen, dining room, large utility, and separate exterior access to an annexe room, easily re-integrated into the main house.

VERDICT: Small optional extra spending could make a large difference to its feel.
