Top end in a top town

Strong de­liv­ery of up­mar­ket homes con­tin­ues in Kin­sale with new de­tached homes at old con­vent site

Irish Examiner - Property & Interiors - - Property - The large de­tached homes at Har­vest Walk in Kin­sale are new to mar­ket with prices just un­der €600,000 of­fer­ing gen­er­ous ac­com­mo­da­tion of more than 2,000 sq ft over three storeys.

KIN­SALE has seen some of the smoothest de­liv­ery and strong­est sales of new homes of any Mun­ster lo­ca­tion over the past year — at the up­mar­ket Clu­ain Mara de­vel­op­ment, and here, at the Con­vent Walk de­vel­op­ment high above the pic­turesque har­bour-side town. And, a third scheme, of starter and mid-mar­ket homes, Kin­sale Manor, is due to launch later this sum­mer with Gan­non Homes.

Launch­ing today are a re­lease of five, three-storey de­tached 2,060 sq ft just-built homes at the Har­vest Walk, part of the over­all Con­vent Walk project which was rein­vig­o­rated last year by Cum­nor Con­struc­tion and where pre­vi­ous phases of town­houses have sold steadily.

The two pre­vi­ous phases here at Rope Walk and Spanish Walk, of three-storey three-bed town­houses, saw prices for one sec­tion span €235,000 to €265,00, while a sep­a­rate town­house type, with sea/har­bour views, had prices rang­ing from €295,000 to €325,000.

Now, the larger de­tacheds at Har­vest Walk are on sale, with five of the nine be­ing re­leased today at prices of €585,000 and €595,000, and a show­house is also open at No 3 from 2pm to 4pm says agent Evan O’toole of Sav­ills.

De­sign of the de­vel­op­ment, which started to the back of the town’s for­mer St Joseph’s Con­vent of Mercy, is by Jack Cough­lan As­so­ci­ates (JCA), and a 2004 ap­pli­ca­tion for 158 units (in­clud­ing apart­ments in the con­vent struc­ture) was granted, but was amended in more re­cent year to a to­tal of 96 units.

Ar­chi­tect Haroldo Oliviera of JCA fol­lowed through on his house de­signs for Con­vent Walk by also do­ing the in­te­rior de­sign of the two pre­vi­ous town­house show units, and he’s reprised that role in Har­vest Walk’s lat­est and largest units so far, all de­tacheds, with a con­tem­po­rary/retro look.

Yet to come on other sec­tions of the Con­vent Walk site are an­other lim­ited run of town­houses, and some very con­tem­po­rary, stag­gered/split-level four-bed de­tacheds in some of the plum sites.

Har­vest Walk’s houses have four bed­rooms, over the top two floors, and the stand-out room is the first floor liv­ing room, with large slid­ing door to a deep, sit-out bal­cony with views down to the town, har­bour and boats, and over to­wards Ard­brack also.

That up­per-deck east/wa­ter fac­ing liv­ing space has a very large Sto­vax wood burner (pel­lets), and other heat­ing is split-func­tion Daikin air-to-wa­ter geo­ther­mal, de­liv­ered un­der­floor at ground, and via low tem­per­a­ture alu-rads up­stairs.

Lay­out at ground level has a cen­tral hall with guest WC, west-fac­ing liv­ing room with views to the hill at Rope Walk where this run of new homes has di­rect pedes­trian/front door ac­cess, and a quick on-foot down­hill trot to town.

The other side, east fac­ing, has a large kitchen/din­ing room with win­dow/door opes to the off-street park­ing within the scheme fac­ing a green, plus a util­ity with side en­trance.

Show unit No 9 has a Sile­stone-topped Ex- press kitchen, and Ex­press also did the built-ins: there’s a good PC sum of €15,000 for kitchen units and Nord­mende ap­pli­ances, as well as util­ity units and bed­room wardrobes.

Sep­a­rately there’s a fur­ther PC sum of €8,000 for ground floor tiling, as well as tiling in bath­rooms/en suites, with Roca san­i­tary ware.

The first floor mas­ter bed has an en suite, plus walk-in robe, and the top floor has three bed­rooms, all dou­bles, one is en suite and a fur­ther main bath­room serves the other two bed­rooms.

The tall houses are tim­ber framed, by the highly re­garded Mac­room com­pany Cygnum, fin­ished on three side with mono­couche, grey coloured ren­der, ma­roon-coloured hard­wood glaz­ing units, and part of the fa­cades onto Rope Walk are slate-hung, pick­ing up on the tra­di­tional Kin­sale house ex­te­rior flour­ishes.

VERDICT: Har­vest home­com­ings in the har­bour town.
