Re­cent sales show val­ues con­sis­tently high

The prop­erty mar­ket in and around Kin­sale is mov­ing, and grow­ing still, while it is also di­ver­si­fy­ing at the same time.

Last year, 2016, saw 138 sales trans­ac­tions with a Kin­sale ad­dress, four of which were for over €1m.

In 2015, that fig­ure had been 126 sales recorded, of which two were for in ex­cess of €1m.

In 2014, there had been 96 sales with a Kin­sale ad­dress; 2013 had 81 houses or apart­ments sold, and in a steady graph of pick-up post slump, it was up from 2012’s 61 trans­ac­tions; 2011 had 58, and 2010 clocked up just 54.

So far this year the Price Reg­is­ter shows 43 sales, just one of which — Sea Horse in Ard­brack — topped the €1m fig­ure, to fetch €1.15, while just two were for over €800,000.

The top seller in re­cent years was the uber-con­tem­po­rary Fast­net House — mak­ing €3m in 2013, up on Ard­brack’s lofty and costly perch.

Since that world-class, ar­chi­tec­turally ac­claimed home with lower-ground level swim­ming pool suite sold on its large plot, Ard­brack has con­tin­ued to see a slew of new builds, and ‘knock and re­place’ projects, come onto the sky­line and coast­line, many of them on sites that had been val­ued at €750,000-plus.

The only part of the Cork mar­ket com­ing any­where close to Kin­sale’s ap­peal and well-heeled buy­ers and reg­u­lar, multi-mil­lion euro sales is sub­ur­ban Black­rock in the city.

Those with very deep pock­ets, and valu­able prop­er­ties, perches and even mere frac­tions of acres with wa­ter views, will this sum­mer be watch­ing the in­ter­na­tional re­sponse to last week­end’s launch in these pages of the su­per-stylish Co­rafinne in Scilly — a quite re­cent 3,000sq ft build on a top 0.3 acre within a short walk of the town, with ex­tra­or­di­nary all-en­com­pass­ing views, and listed with En­gel & Volker at €2.75m.

Watch this space. It’s go­ing to be quite the lit­mus test of Kin­sale’s ca­chet!

Money, mari­nas and masts: Ard­brack, Com­pass Hill and Scilly com­mand some of Kin­sale’s top sales.

Views like this pro­pel many of Ard­brack’s homes into the mul­ti­mil­lion euro price league.

And Kin­sale’s waters and high­lights are as pretty at night-time too.

Scilly money? Homes above, be­low and along the Scilly Walk to Sum­mer­cove, un­der Ard­brack, can sell for mil­lions of eu­ros, and even sites can top €1m. They are much-favoured by a smart and savvy in­ter­na­tional set of buy­ers, and prized by re­turn­ing ex-pats too.
