Recent sales show values consistently high
The property market in and around Kinsale is moving, and growing still, while it is also diversifying at the same time.
Last year, 2016, saw 138 sales transactions with a Kinsale address, four of which were for over €1m.
In 2015, that figure had been 126 sales recorded, of which two were for in excess of €1m.
In 2014, there had been 96 sales with a Kinsale address; 2013 had 81 houses or apartments sold, and in a steady graph of pick-up post slump, it was up from 2012’s 61 transactions; 2011 had 58, and 2010 clocked up just 54.
So far this year the Price Register shows 43 sales, just one of which — Sea Horse in Ardbrack — topped the €1m figure, to fetch €1.15, while just two were for over €800,000.
The top seller in recent years was the uber-contemporary Fastnet House — making €3m in 2013, up on Ardbrack’s lofty and costly perch.
Since that world-class, architecturally acclaimed home with lower-ground level swimming pool suite sold on its large plot, Ardbrack has continued to see a slew of new builds, and ‘knock and replace’ projects, come onto the skyline and coastline, many of them on sites that had been valued at €750,000-plus.
The only part of the Cork market coming anywhere close to Kinsale’s appeal and well-heeled buyers and regular, multi-million euro sales is suburban Blackrock in the city.
Those with very deep pockets, and valuable properties, perches and even mere fractions of acres with water views, will this summer be watching the international response to last weekend’s launch in these pages of the super-stylish Corafinne in Scilly — a quite recent 3,000sq ft build on a top 0.3 acre within a short walk of the town, with extraordinary all-encompassing views, and listed with Engel & Volker at €2.75m.
Watch this space. It’s going to be quite the litmus test of Kinsale’s cachet!
