Dublin 4 res­i­den­tial rentals for €2.25m

AGENTS CBRE are quot­ing a price in ex­cess of €2.25m for Nos 28 and 30 Sandy­mount Road, two pre-63 houses lo­cated within 300 me­tres walk­ing dis­tance from Sandy­mount Vil­lage and a host of shops, cafes and restau­rants in­clud­ing Tesco and Spar.

The prop­erty is in a sought-af­ter res­i­den­tial road, and is lo­cated close to Sandy­mount Green, Balls­bridge, the Coast Road, Bar­row Street and the Dock­lands. Robert Colleran, di­rec­tor of CBRE’s de­vel­op­ment land divi­sion, be­lieves the prop­er­ties will ap­peal to both the grow­ing rental and ‘empty-nester’ market.

Nos 28 and 30 Sandy­mount Road are two pre-63 houses and have a com­bined f loor area of ap­prox­i­mately 320 sq m (3,444 sq ft) on a rec­tan­gu­lar site of ap­prox­i­mately 0.38 acres.

The two houses have been con­verted into eight apart­ments but could be con­verted back into two large houses or four large apart­ments. There may also be po­ten­tial to ex­tend at the rear of the prop­er­ties.

Else­where in the city, Bryan Mol­loy of agents Kelly Walsh is guid­ing a price of €1.2m for a site of 0.35 acres on Po­plar Row in Dublin 3. Ac­cessed via a laneway off An­nesely Place, the site cur­rently in­cludes an old in­dus­trial-type build­ing which had been used as a car show­room. The prop­erty is no longer oc­cu­pied, mean­ing the sale will pro­ceed with the ben­e­fit of full va­cant pos­ses­sion.

The site is zoned ob­jec­tive Z4 (‘mixed ser­vices’) al­low­ing for higher den­si­ties in dis­trict cen­tres.
