An Bord Pleanála clears way for 828 homes in Kil­dare and Dublin

AN Bord Pleanála has granted per­mis­sion un­der the Gov­ern­ment’s tem­po­rary fast-track plan­ning sys­tem for 828 new homes and hun­dreds of stu­dent bed spaces to be de­vel­oped across three schemes in Kil­dare and Dublin.

The largest of the projects will see pub­licly-listed builder Cairn Homes de­liver 320 houses, 142 apart­ments and 483 stu­dent bed spaces on lands it owns at Mari­av­illa, Moyglare Road and Dun­boyne Road, in Maynooth, both in Co Kil­dare.

In Kil­dare town, Bal­ly­mount Prop­er­ties has been given the green light by the ap­peals board to pro­ceed with its plans for the de­vel­op­ment of 200 houses and 64 apart­ments on the site of the for­mer Magee Bar­racks on Hos­pi­tal Street.

De­vel­oper Pat Crean’s Crekav Trad­ing GP Ltd, mean­while, has re­ceived ap­proval for the con­struc­tion of 21 houses and 81 apart­ments on a site it owns at Church Road and Wat­son Drive in Killiney in south Co Dublin.

The Strate­gic Hous­ing De­vel­op­ment ap­pli­ca­tion sys­tem al­lows de­vel­op­ers seek­ing per­mis­sion for 100 res­i­den­tial units or more to by­pass lo­cal au­thor­i­ties and ap­ply di­rectly to An Bord Pleanála in­stead.

With plan­ning ap­pli­ca­tions for such de­vel­op­ments to lo­cal au­thor­i­ties typ­i­cally ap­pealed to An Bord Pleanála, ap­proval can take up to 18 months to se­cure. The fast-track sys­tem sees de­ter­mi­na­tions re­duced to a max­i­mum of six months.
