Kil­cock lands with full plan­ning in place for 66 houses

Site is lo­cated 35km from Dublin city cen­tre

Agent Sav­ills Ire­land has brought a 7.97 acre site with full plan­ning per­mis­sion for the de­vel­op­ment of 66 houses in Kil­cock, Co Kil­dare, to the mar­ket.

The lands, which are be­ing of­fered for sale by way of a li­cence agree­ment on the in­struc­tions of statu­tory re­ceiver, Ken Fen­nell, are lo­cated at Bran­ganstown, an area ad­ja­cent to the es­tab­lished res­i­den­tial devel­op­ments of Oughter­any Vil­lage, Royal Mead­ows and Cham­bers Park, and within 1km of Kil­cock town cen­tre.

The sub­ject site’s plan­ning per­mis­sion al­lows for the de­vel­op­ment of 12 de­tached and 54 semi-de­tached houses.

The statu­tory re­ceiver will es­sen­tially grant a li­censee a right to de­velop the lands as per the grant of plan­ning per­mis­sion.

The li­censee will pay an ini­tial sum up­front and fur­ther pay­ments as units are built and sold.

There will also be an agreed time­line for the de­vel­op­ment of the lands. Sav­ills have set up a com­pre­hen­sive data site con­tain­ing all the nec­es­sary in­for­ma­tion to en­able po­ten­tial li­censees to ac­cu­rately as­sess the op­por­tu­nity.

Colette Mul­roy of Sav­ills de­vel­op­ment land di­vi­sion says: “This is an ex­cel­lent de­vel­op­ment op­por­tu­nity with plan­ning per­mis­sion for an at­trac­tive scheme of 66 houses.

“They com­prise three and four-bed semi-de­tached and de­tached fam­ily homes in a well-es­tab­lished res­i­den­tial lo­ca­tion in Kil­cock.

“The li­cence agree­ment struc­ture has been well re­ceived in our nu­mer­ous pre­vi­ous sales by this method and we are con­fi­dent this sale will gen­er­ate a high level of in­ter­est.”

Kil­cock is lo­cated ap­prox­i­mately 35km west of Dublin city cen­tre, and is an in­creas­ingly pop­u­lar com­muter town ow­ing to its ex­cel­lent ac­ces­si­bil­ity with a di­rect train ser­vice to Dublin and prox­im­ity to the M4 ( junc­tion 9).

The sub­ject lands are lo­cated just 1km south-east of Kil­cock town cen­tre and are con­ve­nient to a host of ameni­ties and ser­vices, in­clud­ing three pri­mary schools, a sec­ondary school and nu­mer­ous sport­ing fa­cil­i­ties.

Else­where, Wex­ford-based agent Ke­hoe & As­so­ci­ates is of­fer­ing 31.27 acres of zoned de­vel­op­ment land in Fer­ry­bank, Co Wex­ford, for sale at a guide price of €2.2m.

Lo­cated on the coast­line, next to Ely, and within a 10-minute walk of Wex­ford town it­self, the site com­prises 18.14 acres of zoned res­i­den­tial land, 3.67 acres of zoned com­mer­cial/mixed use land. The bal­ance of 9.46 acres is zoned open space/amenity.

Man­ag­ing direc­tor of Ke­hoe & As­so­ci­ates, Colum Mur­phy says: “This a su­perb de­vel­op­ment op­por­tu­nity, and sure to at­tract in­ter­est at a na­tional level. We ex­pect it will be of in­ter­est to builders, de­vel­op­ers and long-term in­vestors”.
