Kilcock lands with full planning in place for 66 houses
Site is located 35km from Dublin city centre
Agent Savills Ireland has brought a 7.97 acre site with full planning permission for the development of 66 houses in Kilcock, Co Kildare, to the market.
The lands, which are being offered for sale by way of a licence agreement on the instructions of statutory receiver, Ken Fennell, are located at Branganstown, an area adjacent to the established residential developments of Oughterany Village, Royal Meadows and Chambers Park, and within 1km of Kilcock town centre.
The subject site’s planning permission allows for the development of 12 detached and 54 semi-detached houses.
The statutory receiver will essentially grant a licensee a right to develop the lands as per the grant of planning permission.
The licensee will pay an initial sum upfront and further payments as units are built and sold.
There will also be an agreed timeline for the development of the lands. Savills have set up a comprehensive data site containing all the necessary information to enable potential licensees to accurately assess the opportunity.
Colette Mulroy of Savills development land division says: “This is an excellent development opportunity with planning permission for an attractive scheme of 66 houses.
“They comprise three and four-bed semi-detached and detached family homes in a well-established residential location in Kilcock.
“The licence agreement structure has been well received in our numerous previous sales by this method and we are confident this sale will generate a high level of interest.”
Kilcock is located approximately 35km west of Dublin city centre, and is an increasingly popular commuter town owing to its excellent accessibility with a direct train service to Dublin and proximity to the M4 ( junction 9).
The subject lands are located just 1km south-east of Kilcock town centre and are convenient to a host of amenities and services, including three primary schools, a secondary school and numerous sporting facilities.
Elsewhere, Wexford-based agent Kehoe & Associates is offering 31.27 acres of zoned development land in Ferrybank, Co Wexford, for sale at a guide price of €2.2m.
Located on the coastline, next to Ely, and within a 10-minute walk of Wexford town itself, the site comprises 18.14 acres of zoned residential land, 3.67 acres of zoned commercial/mixed use land. The balance of 9.46 acres is zoned open space/amenity.
Managing director of Kehoe & Associates, Colum Murphy says: “This a superb development opportunity, and sure to attract interest at a national level. We expect it will be of interest to builders, developers and long-term investors”.
