Ready-to-go Tullamore development site guiding at €2.5m
A site in Tullamore, Co Offaly, with ‘ready-to-go’ planning permission for 116 houses will be offered for sale by public auction at 3pm on Thursday, October 18 next at the Glenroyal Hotel in Maynooth, Co Kildare.
Philip Byrne of Coonan Property is guiding a price in the region of €2.5m — the equivalent of €21,551 per site — for the lands, which will be sold in three lots as follows:
Lot 1: 34 sites Lot 2: 82 sites
Lot 3: The Entire of 116 sites.
The site itself is level and enjoys the benefit of dual access from public roads. All services are adjacent to the lands, making it ready for development.
The existing planning permission provides for a range of three and four-bedroom semi-detached and some detached houses in attractive layouts surrounding ample green areas.
The lands are located along the Arden Road adjacent to the Eiscir meadows development and only a short walk to the town centre and the train station. The site is also adjacent to a range of schools and amenities and is just a 10-minute drive from the M6 motorway, and within one-hour’s drive to Dublin city centre.
Tullamore’s accessibility is further enhanced by its proximity to the N52 (Dundalk-Nenagh) national secondary route which provide links to Birr in the west of the county and Athlone (Westmeath) via the N6.
In addition, the town is also located on the N80 which links to Portlaoise and to the southeast.
