A site in Tul­lam­ore, Co Of­faly, with ‘ready-to-go’ plan­ning per­mis­sion for 116 houses will be of­fered for sale by pub­lic auc­tion at 3pm on Thurs­day, Oc­to­ber 18 next at the Glen­royal Ho­tel in Maynooth, Co Kil­dare.

Philip Byrne of Coo­nan Prop­erty is guid­ing a price in the re­gion of €2.5m — the equiv­a­lent of €21,551 per site — for the lands, which will be sold in three lots as fol­lows:

Lot 1: 34 sites Lot 2: 82 sites

Lot 3: The En­tire of 116 sites.

The site it­self is level and en­joys the ben­e­fit of dual ac­cess from pub­lic roads. All ser­vices are ad­ja­cent to the lands, mak­ing it ready for de­vel­op­ment.

The ex­ist­ing plan­ning per­mis­sion pro­vides for a range of three and four-bed­room semi-de­tached and some de­tached houses in at­trac­tive lay­outs sur­round­ing am­ple green ar­eas.

The lands are lo­cated along the Ar­den Road ad­ja­cent to the Eis­cir mead­ows de­vel­op­ment and only a short walk to the town cen­tre and the train sta­tion. The site is also ad­ja­cent to a range of schools and ameni­ties and is just a 10-minute drive from the M6 mo­tor­way, and within one-hour’s drive to Dublin city cen­tre.

Tul­lam­ore’s ac­ces­si­bil­ity is fur­ther en­hanced by its prox­im­ity to the N52 (Dun­dalk-Ne­nagh) na­tional sec­ondary route which pro­vide links to Birr in the west of the county and Athlone (West­meath) via the N6.

In ad­di­tion, the town is also lo­cated on the N80 which links to Port­laoise and to the south­east.
