Kilkenny farm makes €1.7m

A 131AC farm in three units and 10 lots in Co Kilkenny sold at auc­tion last week mak­ing a to­tal of €1.72m.

The hold­ing sur­passed its guide by €420,000 mak­ing prices vary­ing from €7,300/ac to €18,500/ac.

In three units, the prop­erty com­prised a 61ac farm of road­side land di­vided into seven lots lo­cated at Kildri­nagh, Woods­gift, a 45ac road­side por­tion at Green­hill Graine in two lots and a 25ac piece in one unit at Bally­beagh, Tullaroan.

The farm was of­fered as an en­tire hold­ing or in lots with the lat­ter win­ning out in the end.

The first par­cel to sell was 19.79ac of road­side grass­land at Kildri­nagh, Woods­gift, that went un­der the ham­mer for €350,000 or €17,685/ac. The sec­ond par­cel, 4.44ac of road­side land at the same ad­dress, made €82,000 or al­most €18,500/ac.

Par­cel num­ber three con­sisted of 13.63ac and this sold for €100,000 mak­ing just over €7,300/ac. The re­main­ing lots sold for prices rang­ing from €11,500 to €14,500/ac.

Auc­tion­eer Pat Gan­non said that while the sale was com­plex it was con­cluded in record time and “ev­ery­one in the room seemed to know what they wanted and how much they were will­ing to pay for it”.
