What is it?

On the same street as a contestant for the ‘2017 Home of the Year’ off the South Circular Road in Dublin 8 you’ll find 4 Rehoboth Place, a terrace wreck which requires completed demolition and reconstruction inside.

The good news?

No 4 is located on one of Dublin’s trendiest locations. The Home of the Year competitor, also a Victorian red brick in good condition, has been on the market for €545k. An architect’s plan has been prepared for a two-storey extension which will greatly increase its size at the back.

And the bad news?

While the roof is largely intact on the main house, it is gone on the single storey portion to the rear. The likely requirement is for a demolition preserving the facade with a complete rebuild to the available architect’s plans.

How much to buy it?

The property has an offer of €305,000 on it and is close to going ‘sale agreed’ according to the estate agent.
