€2.8m price tag to se­cure foothold in Dublin’s lead­ing lo­gis­tics hub

AGENTS Knight Frank are guid­ing a price of €2.8m ex­clu­sive for a sig­nif­i­cant land hold­ing strate­gi­cally lo­cated be­tween Dublin Air­port and the M50 mo­tor­way.

Ex­tend­ing to 27.99 acres, the site at Dub­ber comes with a GE (Gen­eral Em­ploy­ment) zon­ing and is be­ing sold on the in­struc­tion of re­ceivers Grant Thorn­ton. The lands are be­ing sold in a sin­gle block hold­ing and are ac­cessed cur­rently from both the R122 and Dub­ber Cot­tages.

The po­ten­tial of the prop­erty is ev­i­denced by its close prox­im­ity to Dublin Air­port Lo­gis­tics Park and Hori­zon Lo­gis­tics Park. Har­ris­town bus de­pot, IKEA, North Park and Charlestown Shop­ping Cen­tre are also lo­cated nearby.

The land hold­ing is ide­ally po­si­tioned for its prospec­tive pur­chaser to ac­cess the ex­ten­sive mo­tor­way net­work and Dublin Port Tun­nel.

Based on the cur­rent zon­ing, the hold­ing would, sub­ject to plan­ning per­mis­sion, likely suit a va­ri­ety of uses in­clud­ing in­dus­trial, lo­gis­tics, high tech­nol­ogy man­u­fac­tur­ing, ware­hous­ing & whole­sale.

“In this re­spect, North Dublin is the pre­mium lo­ca­tion for lo­gis­tics users in the Dublin mar­ket with ac­ces­si­bil­ity to the M50 and M1 mo­tor­ways par­tic­u­larly im­por­tant. We en­vis­age sig­nif­i­cant in­ter­est emerg­ing for the lands given their high pro­file onto the R112 and the ease of ac­cess to the mo­tor­way net­work.”

Else­where, agents CBRE are guid­ing a price of €1.25m for 145.73 acres (59 hectares) at Cool­naskeagh, Del­gany, Co Wick­low. The lands, situated off the M11, pre­vi­ously traded as Glen of the Downs Golf Club and in­cor­po­rate an 18-hole golf course and mod­ern club house. The sur­round­ing area is un­du­lated in to­pog­ra­phy and is ac­cessed via the Bal­ly­don­agh Road.

Grey­stones lies ap­prox­i­mately 4km east of the prop­erty while Del­gany vil­lage is situated ap­prox­i­mately 3km south of the lands.

The prop­erty, which is avail­able for sale in one lot, of­fers in­ter­ested par­ties the op­por­tu­nity to ac­quire a siz­able land bank with ex­cel­lent in­fras­truc­ture links at the foothills of the Wick­low Moun­tains.

Com­ment­ing on the op­por­tu­nity the lands present, Peter Gar­ri­gan of CBRE’s de­vel­op­ment land divi­sion said: “We an­tic­i­pate an as­set of this cal­i­bre will at­tract in­ter­est from both do­mes­tic and in­ter­na­tional par­ties due to its prox­im­ity to Dublin and po­ten­tial al­ter­na­tive uses.”
