Third phase in Schol­arstown: within the M50, with a cy­cle­way

De­scrip­tion: Phase three of a modernist scheme of three, four and five-bed­room ter­raced, semi-de­tached and de­tached two-storey homes. Agent: DNG Phase three of Schol­arstown Wood, a devel­op­ment of three, four and five-bed homes de­signed by ar­chi­tects O’Ma­hony Pi k e for de­vel­op­ers Re­gency/ Broad­crest in Dublin 16, is set on a plot of land that once be­longed to show­band leg­end Dickie Rock.

Within the M50 lim­its, the scheme launched in September 2016 with prices start­ing from ¤455,000 for a three-bed ter­raced house with 116sq m (1,250sq ft). Prices for four-bed semis, which range from 141sq m to 143sq m (1,519sq ft to 1,546sq ft) started from ¤570,000.

In phase t wo , wh i c h launched last February, the three-bed ter­raced houses started from ¤470,000, while the ask­ing prices for the four-bed semis re­mained the same.

Seven months later and 30 homes are com­ing to mar­ket in phase three – two from an ear­lier phase and 28 new-builds. It in­cludes 16 three-bed ter­raced houses with prices from ¤445,000-¤480,000. These range from 116sq m to 118sq m (1,250sq ft-1,270sq ft).

The three-bed semis, of which there are six, range in size from 114sq m to 117sq m (1,232sq ft- 1,259sq ft), and from ¤490,000-¤497,500, while the four-bed semis, of which there are six, and from 141sq m to 143sq m (1,519sq ft to1,546sq ft). These are ¤570,000-¤605,000.

There are two five-bed de­tached houses in this phase. Mea­sur­ing 187sq m (2,012sq ft) these cost ¤715,000 and ¤720,000. Twelve months ago this house style was ask­ing ¤695,000.

Ar­lene McIn­tyre of Ven­tura De­sign did the show­house fit-outs. The homes have smart Kube Kitchens that in­clude Neff ap­pli­ances, sile­stone coun­ter­tops and wardrobes de­signed by Bed­room El­e­gance.

The site mea­sures just over 24 acres and wil l , when com­plete, com­prise 244 houses and 70 apart­ments. Der­mot Fo­ley land­scape ar­chi­tects has de­signed more than 2.8 acres of open space and a key fea­ture of the new land­scap­ing is a cy­cle­way along Schol­arstown Road.
