Norabrook, an 18-house de­vel­op­ment, launched in stages, has six new prop­er­ties now ready and is lo­cated a five-minute walk from shops at Killester

De­scrip­tion: Four- and five -bed homes in a small de­vel­op­ment of 18 houses Agent: Sherry FitzGer­ald Norabrook is a 1.7 acre in­fill site at the in­ter­sec­tion of St Lawrence and Howth Roads that came to mar­ket with full plan­ning per­mis­sion for 18 large homes in Septem­ber 2015 guid­ing ¤5 mil­lion.

The site was pur­chased by Clon­tarf-based Hugh McGreevy & Sons, whose pre­vi­ous devel­op­ments in­clude Red Court Oaks just off Seafield Road in Clon­tarf, St Brigids in nearby Killester and Forester Square, an in­fill scheme of apart­ments and du­plexes on Wills­brook Road in Lu­can where the house­builders also con­structed Elm­brook.

The 18-house de­vel­op­ment was launched last July and 10 of the t al l , three-storey, brick-fronted A3-rated prop­er­ties have al­ready sold.

Broad and roomy with wide halls, about 1.5m across, and good ceil­ing heights, about 2.7m at hall level, each house has a slightly dif­fer­ent lay­out with some units fea­tur­ing a sec­ond re­cep­tion room on the first floor. In oth­ers, this room is on the third floor.

Ask­ing prices

Six prop­er­ties are be­ing launched to­day through agent Sher­ryFitzGer­ald. Five of these are five-beds and there is one four-bed end-of-ter­race also for sale. They range in size from 204sq m/2195sq ft to 244sq m/2626sq ft with ask­ing prices be­ween ¤950,000-¤1.25mil­lion.

Two four-bed units, one mid- t e r r a c e , the other end-of-ter­race, are due for com­ple­tion in sum­mer 2018.

There are three five-bed s e mis mea­sur­ing 236sq m/2549sq ft.

Num­bered two, six and seven these homes are each ask­ing ¤1.1mil­lion.

The show­house, num­ber four, is a five-bed de­tached de­signed by Tr­isha Younge In­te­ri­ors and is for sale with its con­tents.

It has a dual as­pect open plan kitchen din­ing liv­ing room to the rear and is ask­ing ¤1.25mil­lion.
