Ranelagh cot­tages hit ¤1,000-plus per sq ft

Won­der­ing where the priciest piece of res­i­den­tial real es­tate is in south Dublin at the mo­ment?

Smart money has to be on Lans­downe Place, the new Joe O’Reilly-led lux­ury apart­ment scheme in Balls­bridge on the site of the for­mer Berkeley Court Ho­tel where not-yet-built apart­ments are com­mand­ing more than ¤1,000 per sq ft.

Fin­ished to a deluxe stan­dard more of­ten as­so­ci­ated with pre­mium schemes in Man­hat­tan or Lon­don, the two beds are com­mand­ing any­where from a mil­lion euro up­wards.

But this is only in the ha’penny place com­pared with a re­cent sale in Dublin 6.

In May we flagged a lit­tle one-bed cot­tage in Ranelagh be­side Sand­ford Park School, and by lit­tle we mean tiny, at 25sq m/270sq ft. Num­ber 8 Col­liers Ave, de­scribed as a “a quaint cot­tage full of char­ac­ter and charm” came on­the mar­ket with an ask­ing price of ¤220,000 through Sherry FitzGer­ald. By Septem­ber it had sold and it re­cently listed in the res­i­den­tial Prop­erty Price Reg­is­ter with a sale price of ¤304,000. That’s a full 38 per cent above the ask­ing price, and works out at ¤1,125 per sq ft.

It’s a lot of money for a walk-in one bed, with a tiny porch into the main kitchen/liv­ing/ din­ing space and a dou­ble bed­room to the rear. But clearly Col­liers Ave rep­re­sents hot prop­erty at the mo­ment. Since we wrote about num­ber 8, four prop­er­ties have sold on the same small cul-de-sac. Num­ber 5 with 54sq m/581sq ft was ask­ing ¤350,000 through DNG and ap­peared sold for ¤365,000 in May. In Au­gust, num­ber 4, a taste­ful re­furb of 86sq m/ 926sq ft sold for ¤580,000 on an ask­ing price of ¤525,000. Then in re­cent weeks, num­ber 7 a two bed of 45sq m/484sq ft seek­ing ¤350,000 through agent OMD, ap­peared sold for ¤450,000, a full 28 per cent above the ask­ing price, com­ing in at ¤930 per sq ft.

Is there some­thing on Col­liers Ave we don’t know about?
