Across the road from neigh­bour­hood shops and within walk­ing dis­tance of the of the N11 , Kel l a nd Homes has launched the first six of its size­able four- and five- bed homes on John­stown Road. Con­structed on an in­fill site, the Car­raig Bui scheme, when com­pleted, will com­prise just 20 houses and 28 apart­ments, the lat­ter launch­ing some­time next year.

For now the house­builder is bring­ing the first six 2½-storey prop­er­ties to mar­ket. These have yel­low brick fa­cades, gran­ite sills and zinc cladding, a de­sign by Davey and Smith Ar­chi­tects that is a part­ner­ship with Fen­ton and As­so­ci­ates Plan­ners trad­ing as Del­phi Ar­chi­tec­ture and Plan­ning.

The ter­raced houses are bright thanks to the use of large alu­clad win­dows by Carl­son that wash all rooms in nat­u­ral light. They feel spa­cious too with ceil­ing heights of 2.7m, ex­tra tall doors at hall level, and the houses are set on wide plots mea­sur­ing 6.4m across.

The homes have a good­shaped liv­in­groom to the front that has been cus­tomised with built-in cab­i­netry by Manny Agent: An end-of-ter­race house built around 1900 in Sandy­cove has been re­vamped sev­eral times in re­cent years. Orig­i­nal pe­riod de­tails – cen­tre roses, fire­places, sash win­dows – have ei­ther been re­stored or re­placed; more pe­riod-style fea­tures, such as pan­elling in the halls up­stairs and down have been added. He­len Turk­ing­ton did the in­te­ri­ors and the small back gar­den was land­scaped by lo­cal gar­den com­pany For­mal­ity. An in­ter­nal court­yard is a dis­tinc­tive fea­ture.

The re­sult is a warm, stylish house. Now t he 165sq m O’Hara and her team at House & Gar­den Fur­nish­ings, who de­signed the show­house.

Util­ity room

The kitchens, by Fitzger­ald Kitchens, have smart white units with Min­erva countertops and in­clude ap­pli­ances that com­prise a large larder fridge, a wine cooler and a larder freezer in the util­ity room, along with a washer and drier.

Pur­chasers will have a se­lec­tion of paint colours to choose from. The de­vel­oper is also of­fer­ing a choice of floor colours in this room, a bonus that isn’t usu­ally of­fered.

The walls through­out are painted a soft smoky neu­tral, Oyster Bed by Colortrend, with three of the four bed­rooms in the four-bed units lo­cated on the first floor.

Mea­sur­ing from 165sq m/ 1,776sq ft, prices for this house style, of which there are five, start from ¤745,000 through agent DNG.

The main bed­room is on the sec­ond floor and is a size­able space with a walk-in wardrobe, en suite and room for a dress­ing area in the ac­com­mo­da­tion.

There is just one five-bed launch­ing. Mea­sur­ing 175sq m/1,883 sq ft, it is priced at ¤795,000.
