Views, character and modern style, this house has it all, says Bobbie Nicholls

Feilding-Rangitikei Herald - - Gardening -

One hundred years ago, prominent Feilding families built their homes on the slope above the town to capture the best views of the Manawatu and the ranges beyond. It’s easy to imagine ladies taking tea on the verandah of this house while looking over the growing town. But 118a West Street is a gracious bay villa which has withstood the passage of time and fashion and has been beautifully altered for 21st century family living. Instead of tea on the front veranda, the modern family can enjoy barbecues with friends on the expansive private deck which opens from the open-plan kitchen-dining room. The back of the house has been extensively altered while retaining the character which is a feature of the front of the house. Although elevated, the property has plenty of flat space for children to play and the hedges offer privacy for the easy care section and level access at the rear of the house. Once designed to be out of sight, the kitchen is now the centre of the home with modern joinery which has been beautifully designed to fit with the 1900s era building while utilising up to the minute style and convenience. A large servery divides the kitchen from the dining room and outdoor entertaining area. This living area includes a cosy family room featuring a log fire and bay window. In the adjoining formal sitting room the original wooden joinery and beams are highlighted by a soft olive colour scheme which not only suits the style of the house but subtly brings it into the 21st century. This house illustrates how a century-old villa can be decorated to suit contemporary furniture without losing any of its character. The three large bedrooms are on the sunny side of the wide central hall, and include a second living area. The master bedroom has the traditional front of the house position, with two wardrobes and a stunning view, while the other two bedrooms both open onto a sunny seating area. This room works well for a growing family to enjoy space away from parents, or could accommodate an independent parent with their own bedroom and entrance. The modern bathroom, separate toilet and laundry with a second toilet are close to this suite of rooms. From this side there is access to a dedicated drying area and across the lawn a garden room has been lined to allow for use as a studio or playroom with its own shady deck. There is also a smaller garden shed. The property has off road parking for family and visitor’s cars and there is lapsed planning permission which could be revisited for a double garage at the front. The driveway is shared with a rear property. Offers are Invited over $490,000. Phone Tania Osborne now, 021 036 1346 at Bayleys Feilding and you could have a new home by Christmas.
