When a house is sur­rounded by gor­geous prop­er­ties, it has to have some­thing spe­cial to make it stand out from the crowd – and this home cer­tainly has that, as Emma Good­win dis­cov­ered.

Tree-lined Vic­to­ria Av­enue is a mecca for peo­ple look­ing for a char­ac­ter home. Be­hind the walls, fences, shrubs and ma­ture trees, there are sev­eral prop­er­ties that can only be de­scribed as ex­cep­tional. But sadly, there are also some that have been ren­o­vated to the point of com­plete de­tach­ment from their orig­i­nal per­son­al­ity. Not this home, how­ever. Al­though it has been mod­ernised and ex­tended, it still shows taste and style.

On en­ter­ing the front of the house, you im­me­di­ately en­counter two spa­cious bed­rooms with ex­ten­sive tim­ber fea­tures, large win­dows and built-in wardrobes. One also has a pretty stained-glass win­dow and a de­light­ful view of the front gar­den.

If you are look­ing for a home with plenty of stor­age space, you won’t be dis­ap­pointed. In the hall­way, there is ac­cess to the at­tic via an eas­ily op­er­ated pull-down lad­der. There are also am­ple cupboards through­out the home.

The pol­ished floor in the hall­way leads to the large main liv­ing room with its strik­ing hexag­o­nal tim­ber ceil­ing that cre­ates a strong fo­cal point.

Sit on one of the win­dow seats, which make the most of the wall space and pro­vide ad­di­tional stor­age space, or open the French doors that lead to the gar­den.

There are two other liv­ing ar­eas, one on each side of the kitchen.

There’s the fam­ily liv­ing room, which comes with a wood burner and a con­ser­va­tory. This would be a great place to re­lax when the weather pre­vents you from go­ing out­side.

Then there’s the din­ing room, which is close enough to the kitchen to al­low you to eas­ily su­per­vise home­work.

There are two more bed­rooms at the back of the house, as well as an of­fice that will be con­ve­nient for any­one with a lot of pa­per­work to man­age.

The main bed­room has an en suite and two dou­ble wardrobes, so there is plenty of room for clothes, shoes and all the other bits and pieces.

In ad­di­tion to the wood burner al­ready men­tioned, there are two heat pumps for in­stant air tem­per­a­ture con­trol.

The gar­den in­cludes a Mediter­raneanstyle court­yard with an over­head ki­wifruit vine – the per­fect place for evening meals in the sum­mer. When you go for a stroll, you will find slices of lawn sur­rounded by lush fo­liage, and path­ways that wind through the sec­tion.

Close to parks and schools, and with The Plaza and the Palms within walk­ing dis­tance, this is a house where you will be able to leave the car at home – ei­ther in the garage or on the spa­cious drive­way.
