Karaka Inlet – now this is living!

Southern Real Estate Guide - - FRONT PAGE -

West of Karaka’s thriving residential development is the pleasant hamlet of Kingseat. Here, overlooking the headwaters of Clarks Creek is the exclusive settlement of Karaka Inlet.

With sites of 2500 square metres the homes built or being built are expansive and luxurious in design, with plenty of privacy and relaxing rural views – the perfect example being number 2 Capriole Crescent.

For the owners this was an opportunity to bring together all the best elements of homes they’d previously owned. They created flowing areas for family life and entertaining – beginning at the impressively large entrance lobby and continuing through the reception rooms and outstanding central kitchen to the swimming pool and outdoor entertaining areas.

Inside and out, the home displays a beautiful balance of natural materials. The exterior cladding combines traditional painted brick with larger brick tiles and long weatherboards; inside are several stunning examples of floor and wall surfaces; and the entire northfacing outdoor living zone is paved in Travertine stone.

The semi open plan design, lofty ceilings and extensive use of glass maximises natural light and sense of space. There are formal and informal living and dining spaces, extending outside to covered and uncovered areas, sheltered corners and sunny open spaces.

The kitchen is the piece de resistance, designed for sociability as well as function – the cook will always be involved in whatever’s going on. The kitchen island, storage and cooking facilities are staggeringly good – the Belling oven has four separate oven compartments and the stove top seven gas hobs!

The home features four double bedrooms, two bathrooms plus a powder room, a ‘proper’ study, large laundry and amazing garaging – high stud garage space that leaves plenty of room for workshop and hobby areas or home gym.

The master bedroom is deliciously self-indulgent, with floor to ceiling windows that are mirrorglassed to provide complete privacy for the open bathroom. This is as good an en suite as you’ll see, spacious and beautifully appointed. The walk-in wardrobe is similarly impressive.

Past experience influenced the family bathroom design, which is conveniently divided into bath and shower room, vanity area and separate toilet.

Outdoors, you’re naturally attracted to the sunny pool area, and through a gate is a great outdoor fireplace and patio. The large, flat, fenced lawn area is perfect for kids kicking a ball about.

The school options around here are second to none and with Clarks Beach a short drive away the lifestyle is perfect.
