Exceptional waterfront home in Seatoun

-

TENDERS CLOSE on August 18 for an exceptional waterfront home with panoramic views in Seatoun that’s for sale for the first time in 20 years.

The four-bedroom house, at 1 Hector St, dates to the 1950s but was architecturally redesigned and extended by Simon Novak, of awardwinning Novak & Middleton, in 2007.

It has a cedar-and-marine-ply exterior with a membrane roof, includes an internal access double garage with a workshop, and occupies a 541-square-metre section with multiple decks and a secluded, sheltered garden with flat lawn, vegetable beds and natives.

The front door of the 250sqm dwelling opens off a boardwalk-style entrance into a vaulted foyer with high glazing, a polished concrete slab with underfloor heating, and a storeroom or ‘‘wet room’’.

The formal lounge has a Jetmaster fireplace and opens to a sunken courtyard on the western side and to decking screened by a hedge on the northern side.

The step-up family room has an open fireplace and is open-plan with the large dining area and Ingrid Geldof-designed kitchen.

Chattels include two Miele wall ovens, a Bosch dishwasher, fiveburner hob, rangehood and refrigerator-freezer.

The timber joinery incorporates a breakfast bar and off the kitchen are a butler’s pantry and a separate laundry with whiteware.

The dining area opens to private garden on one side and decking on the other

The double bedrooms are upstairs with fantastic sea views and high studs.

The main bedroom has the most spectacular vista, sweeping across the harbour from Steeple Rock to Seatoun Beach.

The main bedroom suite also has a walk-through dressing area, an ensuite with a large shower, vanity and toilet, and a private study.

Other features include a separate shower and toilet on the upper level, underfloor heating in all the bathrooms, original matai floorboards in the family/dining area and kitchen, and gas central heating.

‘‘This gorgeous property is the epitome of absolute waterfront living,’’ Annie Newell, of Jewetts Real Estate, says.

‘‘It’s rare to find a home that affords such spectacular panoramas while retaining utmost privacy, and no road to cross to get to the beach.

‘‘It has a multitude of outdoor areas, is mostly double glazed, and has been engineered and designed to optimise its views and natural light.

‘‘This is a home that embraces its environment and makes you feel part of it.

‘‘The vendors bought and renovated this house because they wanted their children to grow up by the sea and now that they have, they want another family to enjoy the same experience.’’

The property has a rateable value of $1.84 million.
