Prime two-level East Tamaki unit

An architectu­rally-designed, stratum-in-freehold, unittitled commercial property is for sale in East Ta¯maki with an office tenant signed to a long lease and another long-term retail tenancy due to expire in just over a year.

“This is a superbly located unit with an unusual Heavy Industry zoning under the Auckland Unitary Plan,” says Craig Brunt, industrial sales and leasing agent for Barfoot & Thompson Commercial, who is marketing unit 138C, Harris Rd, for sale by deadline private treaty closing 4pm Tuesday, November 20, unless it sells earlier.

“The two-level building was designed by Auckland-based architects Compton Lapish Cooper CLC Consulting Group and was constructe­d in the mid-1990s.”

The retail, trade showroom and warehouse areas combined comprise 236.57sq m of the ground floor area. A ground floor air conditione­d office of 87.6sq m includes the entrance to the tenancy, with reception, boardroom, office, kitchen and amenities.

The upper floor is open plan, airconditi­oned office space with amenities across two levels in all comprising 125.4sq m.

The overall floor area of the unit calculates to 449.57sq m for the two tenancies with total annual rent generated of $79,783.

Tile Trends pays $38,011 annually leasing retail showroom and warehouse space of 236.57sq m on a 10 year lease expiring on November 30, next year.

Ellabella Ltd pays $41,772 per annum for a total of 213sq m of office space on a new lease from October 1, 2018 through to September 30, 2021 — with a final potential expiry of September 10, 2027 including two three-year rights of renewal.

“Having been an incumbent tenant in the property for three years, Ellabella has signed the new lease to secure its tenancy position,” Brunt say. “Ellabella has been an officebase­d operator in the East Tamaki area for over 10 years and focuses on building services predominan­tly in the residentia­l sector.”

The outdoor area of the property comprises of a clearway entry approach to the ground floor office with, 10 car parks belonging to the unit and a common concrete yard.

Brunt says the unit has a north facing frontage on to Cryers Rd with visibility from Harris Rd. “It has an open aspect giving the interior and offices good amounts of natural light. The warehouse rear roller door is southerly facing onto the relatively sheltered common concrete yard that permits truck access. The site is slightly above road level and has sufficient fall to ensure that the complex is well drained.”

Overall constructi­on of the unit is concrete foundation­s and floors; structural steel portals and purlins; textured fibre cement cladding with Colorsteel; plasterboa­rd internal walls; aluminium joinery and Longrun steel roofing.

Brunt says the Heavy Industry zoning allows for industrial activities that may produce objectiona­ble odour, dust and noise emissions. “Air quality emissions standards that are different to the rest of Auckland will often apply.”

He says the site is subject to a building height restrictio­n of 20m which prevails across the zone with a roofline recession plane of 35 degrees at a height of 6m on the boundary.

The property had a rating valuation at July 2017 of $1.4m comprising a land value of $580,000 and improvemen­ts of $820,000 with annual rates charged of $8079.94 GST inclusive.
